Up on the hill, in the proximity of the road descending to the beach of Portonovo, is Casa Lella, a traditional farmhouse built in Conero stone and fully restored.
The restoration works have both preserved and enhanced the architectural features
of the former farmhouse. Such detail can be observed in the outside staircase with its brick balustrade, in the external loggia at the top of the stairs and in the annex, now the ground floor kitchen and which reveals the external Conero stonework.
Structurally, the house has undergone anti seismic underpinning works, reinforcement of load-bearing walls and the new wooden floors are connected to the external walls by means of steel keys which reinforce both the external walls and internal floors/ceiling.
The works carried out have rendered the property particularly efficient in terms of energy. The perimeter walls have been insulated with the exterior application of a thick thermal barrier and in the parts where the masonry is revealed, the coat has been applied internally. It has a ventilated roof, significantly insulating the house and ensuring that the top floor and ground floor of the outbuildings do not overheat in the summer months.
The house has under floor heating on both floors, powered by a condenser boiler which is connected to the town gas. A constant hot water system is provided by a thermal accumulator tank which is largely supplied by a system of solar panels fitted on the roof.
The building is classified as class B, with an annual energy consumption of 62.7kwh per m2.
The property comprises of three units registered independently on the land registry:
