- 450 sq.mt. home set in 5,000 sq.mt. of land partly planted with olive groves
- 3 bedrooms & 2 bathrooms with substantial space to configure more rooms
- Lovely views over the rural countryside and up to the medieval hilltop town
- In very good condition, ready for immediate occupancy, all utilities available
- Excellent road access; garage
Casa Rosa is a large house built on three levels: the middle floor is fully fitted out, the ground floor is the garage, cantinas and other storage areas and the top floor has been predisposed for habitation, but is not currently used. The home is in very good condition, ready for immediate occupancy.
A few easy steps lead up from the entrance drive to the front door opening into an entrance hall. To the left there is a charming country kitchen with a tranquil view. Features include a family dining area, solid wood fittings, modern kitchen amenities and a wood-burning open fireplace with attractive built-in wood storage to make the room cosy in winter. The kitchen opens on to a balcony and a large al fresco dining terrace.
A spacious dining room with windows on two sides, looks out on the same tranquil view.
On the same floor, there are three large and one smaller bedrooms and two bathrooms. Layout would allow for a third bathroom and/or for turning one bedroom, one bathroom and some unused space into a master bedroom suite with a dressing area and an en-suite bathroom.
The upper floor is of similar size, not currently tiled or finished, but capable of being a second full apartment (with a separate entrance), or further bedrooms, bathrooms, games room, home theatre, etc., etc.
The lower floor houses the extremely large cantina storage and garage area.
The property is set in a garden of around 5,000 sq.mt. some of which has been planted as olive groves. There is excellent road access.
Casa Rosa is competitively priced and represents exceptionally good value for a large house in a very quiet but convenient position only minutes from town, already nicely fitted out but with room for expansion. Its inherent charm is currently somewhat obscured by the exterior not having been painted other than for the rust-red paint on the railings. However, were the outside of the home to be painted nicely, with flowers in the garden and on the balconies, it would look charming and realize its full potential.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
