Approached down a communal driveway, the private grounds of Casa Mario are delineated by wooden gates and high hedges.
At present Casa Mario is configured as two independent apartments each of approximately 60 sq.mt., one above the other, the lower one having the legal title to the gardens. However both apartments are owned by the same vendor, which allows for the unique possibility to purchase and combine the two apartments into one magnificent 3 or 4 bedroom 120 sq.mt. home with 3,000 sq.mt. private gardens reaching to the lake.
The front door of the lower apartment opens into a sitting/dining room with French doors leading to the splendid terrace. Shaded by a wooden roof supported by carved wooden columns, the terrace has a magnificent view of the lake, and, with space for a very large dining table and seating, is an idyllic space for al fresco dining.
The living room has an open fireplace built into one wall and attractive wood finishes. A bedroom with built-in wardrobes and a window overlooking the lake opens off the right of the living room. Another bedroom and a bathroom are to the rear as is the small galley kitchen, which opens into a large private courtyard.
An external staircase leads to the upper floor where the room lay-out is essentially repeated, with a small kitchen, two bedrooms, one large, one small, a bathroom and a large living room with an attractive fireplace. On this upper floor, the French doors from the living room open on to a large balcony with a beautiful view of the gardens and the lake. And the upper floor ceilings are all of lovely polished wood.
There are two easy ways to combine the two apartments: if planning consent can be obtained, the external staircase could be enclosed to form part of the home. The other alternative is to replace the two small galley kitchens with an internal spiral staircase joining the two floors. The lower floor living area could then have an open-plan kitchen installed in the present living room, thus creating a spacious kitchen - dining room with open fire, leading straight out (as at present) on to the splendid dining terrace. The two bedrooms and bathroom would remain. On the upper floor, the large room would become the main living room with fireplace opening on to its balcony. If four bedrooms are required, the present bedroom layout could remain unchanged; if only three, then the small bedroom could become a dressing room, thus creating a fine master bedroom suite.
Each apartment has the right to a reserved parking space, so a combined Casa Mario will have two reserved undercover parking spaces.
The 3,000 sq.mt. gardens and grounds sweep down from the property to the lake shore. There is a small formal garden at the entrance to the property and then the grounds have been beautifully terraced down the slope. Set among the terracing is a large wooden pagoda, ideal for relaxing on a summer's afternoon. The attractive pathways winding down through the terraces are lit and other lights have been placed among the trees and bushes. As the ground flattens towards the lake, there is a little wooden bridge over a rivulet, there are external showers and near the lakeshore, there is a wonderful rustic al fresco dining area, complete with a large built-in grill. At the lakeside there is a little jetty and area for stowing canoes. Various outhouses for storing garden furniture and an irrigation system complete this amazing property.

Sabaudia is a beautiful and somewhat unique coastal town 90 kilometres south of Rome possessing both lakes and Mediterranean beaches. Situated in the Pontine region, for countless centuries it consisted of marshlands which were finally drained in the 1920s to form a fertile and hospitable area. New towns were born in the 1930s including Sabaudia with its interesting architecture and use of urban spaces, encircled by natural attractions and situated in the heart of the Circeo National Park. By crossing the Giovanni XXIII bridge from Sabaudia town over Lake Paola, you reach the coastal dunes and beaches, a 23 kilometre peninsula of land, lying between the sea and the lakes, rich in vegetation and birdlife, and a paradise from early spring to late autumn
Sabaudia is within easy reach of both Rome and Rome's international airport. A day's shopping in Rome is a common pastime, to intersperse among the endless activities and possibilities afforded by the sea, the beaches, the lakes and the National Park. And in the evening countless small cafes, bars and restaurants offer an inviting ambience.
