Villa Stella is a 240 sq.mt. new property built on two levels with a graceful 80 sq.mt. portico and a 60 sq.mt. terrace set in 5,300 sq.mt. of grounds planted with olive groves.
On the ground floor, the entrance hall leads to a large living room with an open fireplace and doors onto the porticoed covered terrace with a sweeping view out over the villa's gardens and the valley below. Opening onto the same portico is a second smaller sitting room, ideal as a study or alternatively a family TV room. An archway leads from the large living room into an attractively designed fitted kitchen (with built-in pantry cupboards), beyond which is a service/laundry room. There is a further unfinished covered terrace outside the kitchen and service room that, by adding an external doorway, could become a summer kitchen area if desired. This level is completed by a fully fitted bathroom and an integral large garage accessed from both the entrance hall and the service/laundry room.
On the upper level, there are four large bedrooms. One of the bedrooms opens onto a balcony looking towards the hills - this balcony has its own external staircase, creating a private entrance. Another, perhaps the master bedroom, opens onto a large terrace overlooking the garden at the side of the house, also with stairs to the garden. On this level, there is one fully fitted bathroom, but there would however be space to add a second bathroom ensuite to one of the bedrooms.
The grounds are fully fenced and have external decorative lighting, ideal for private al fresco dining on warm summer evenings out on the terraces with the lights of Broccastella sparkling in the valley below.
A solar panel has been installed and there is a wood store for logs for the open fire. Ample space for a swimming pool among the olive groves and excellent road access complete the features of this beautiful home.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
