Villa Mazzenga is a magnificent 4,000 sq.mt. period villa dating from the 1700s set in 9,000 sq.mt. of private parkland. In need of restoration, it is being sold on an as-is basis.

The property is located in the heart of Alvito's historic centre. Alvito is a medieval hilltop town that has been continuously inhabited since pre-Roman times. Set in the area of Italy called the Ciociaria, inland from the coast between Rome and Naples, Villa Mazzenga is less than two hours by car from both the centre of Rome and Rome's international airports.

Villa Mazzenga has a street entrance directly on the main street of Alvito, just beside the town gates. Additionally there is a grand gated private driveway that sweeps down from Alvito's main street round behind the back of the villa. Other gates in the walls around the grounds could create service access points.

There are 65 rooms in total excluding the cellars, to be re-configured during the restoration into reception, seating and lounge areas, bedrooms and bathrooms, a restaurant, kitchens and other service areas. Many of the rooms have frescoed or coffered wood ceilings, and some walls are also decorated. Many of the floors have antique tiling.

The private chapel, recognized by the Popes in past centuries, has remained consecrated and therefore could be used as a wonderful venue for performing wedding services with the reception ceremonies subsequently being held in the restored hotel.

Within the grounds there are other smaller buildings totalling approximately 800 sq mt. of habitable space that could become staff accommodation, service areas, activity centres., etc.

The property has spectacular vistas from all levels over the valley to the distant mountains, and these views can also be enjoyed from the grounds. There is ample space (subject to planning consents) to create a swimming pool and/or tennis courts within the parkland grounds.

The local authorities have indicated informally that they would welcome the creation of a hotel to promote touristic activities within the town and indeed the region.

ALVITO AND THE CIOCIARIA

Alvito is one of the medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings one to the charming beaches south of Rome.
