The CAMPOBELLO RESIDENCE & OWNER'S VILLA - two separate buildings - the one containing 5 separate holiday apartments (11 bedrooms) sleeping 24 persons both sitting on a plot of 4000 m2 (covered by a single Escritura; there are no debts on the property which is fully and solely owned by its proprietor). At the far end of the property lies the owner's 3-bedroomed/2 bathroomed villa and well separated and screened from the apartment building (and from clients) at the other end of the gardens.

The FIVE holiday apartments are rented out throughout the year and in recent years have provided annual revenue of between GBP 25,000 and 42,000. The level of rental has been established to ensure an adequate level of income but with a work load acceptable to the 73-year old owner - who now seeks to retire !

Lower rentals would certainly generate higher turnover - assuming a new owner is young enough to cope with the task. The team of gardeners has been with us for 15 years and our cleaning staff for over 20 years. The laundry is done off-site by a professional company.

The running costs of the operation (with official invoices) are all tax-deductible.

Air conditioning was installed some 8 years ago. Central heating is provided by both gas (large tank) and/or electricity. The complex is fully wired for cable TV (supplying over 60 UK channels, 40 in German with a dozen or so Spanish and French) in each apartment.

Wi-Fi covers the whole complex 24/7 (at no charge to the clients). The linen/store cupboards (heated) beneath the building contain enough linen for at least 3 weeks of full operations.

The complex is to be sold "up-and-running" as a single entity - we are open all the year around. An encouraging level of bookings for 2014 have already been confirmed. Jávea is the gem of the Costa Blanca. Campobello is set in over an acre of splendid private gardens with pool, BBQ and dining areas (open and covered) and some 16 magnificent palm trees situate on the south side of Jávea bay in a quiet high-class residential area on the tranquil pine covered slopes overlooking Jávea Bay - up the hill to the right before the entrance to Tosalet. The great palms in the gardens are floodlit and the pool has underwater lighting and steps.

Easy access (a 12-15 min. walk) to shops, beaches, sporting facilities and restaurants (a listing is provided to each client - we have some 6-7 Michelin stars in the immediate area) does not detract from our friendly villa-style environment and peaceful holiday location where children meet other children and can play in safety.

These five well furnished, centrally heated and air-conditioned apartments - each with separate entrance and consisting of 2 or 3 bedrooms offer peaceful locations for holidays whilst being near to the seaside facilities at the main sandy beach at Arenal where there are copious bars, restaurants, shops and supermarkets. In effect we are about as near to the beach as it is possible to be whilst enjoying total tranquillity and thus avoiding the noise and hurly-burly of that area ! It can be walked easily although the return may be slightly longer if the meal was good ! We have a large off-street car park (invisible from the passing road).

For group bookings the building has the capacity to accommodate 24 people (maximum 22 adults) in five separate apartments although all apartments can be booked weekly and separately.

Each apartment has a large living/ dining area, separate kitchen & full bathroom with balcony overlooking the pool and gardens.

The apartments designated B & D have three bedrooms (one double, and two twin-bedded) and are on the left side of the building as seen in the main photo (Apt.B is the upper one). The apartments designated A & C have two bedrooms (both twin-bedded) and are on the right side of the building (Apt.A is the upper one). All balconies are furnished with chairs and tables. Apartment E has its own enclosed shaded terrace with table/chairs and contains a large double bed and, in a small separate walk-through room, a pair of bunks accordingly suitable only for children although one adult can be accepted with prior agreement (though there is a certain lack of privacy).

All bathrooms have shower, basin, bidet, electric hair-dryer & WC (except Apt. E which does not have a bidet). All apartments are equipped with iron, ironing board and electric wall-mounted hair-dryer as well as the usual kitchen equipment & facilities including toaster, microwave, English gas cookers with eye-level grills & coffee maker.

The 'kidney-shaped' pool (approx. 12˝ x 7m) has been re-tiled with underwater lights and steps. The BBQ, pool surroundings and the covered area for relaxation, are well furnished for dining and relaxation as there are plenty of chairs and tables as well as sun loungers & sunshades. We offer air-conditioning, heating, new bathrooms, cable TV & DVD/CD, microwaves, new beds & bedroom furniture. A free 24-hr ASDL Wi-Fi Broadband facility covers all apartments & pool area - a great advantage for property seekers. Campobello can accommodate groups up to 24 people for which very advanced booking is essential.

At the far end of the property is the owner's villa (3 bedrooms and two bathrooms) fully wired for ADSL/Broadband and with 3 satellite dishes covering UK (a 2.4m dish behind the villa) and Germany etc..

The owner's villa has central heating and there are 4 airconditioning units keeping it cool in high season (3 units can also provide heat).

The owner will provide all necessary figures etc., on a face-to-face basis, and undertakes to provide two weeks full cooperation, at hand over, to new owners.
