The perfect retreat from the stress and strain of the modern world, where you can reconnect with nature and yourself, a little island of paradise and seclusion.

This extensively refurbished and modernised property can be found in the rural 'Puszta' region of Hungary. It comprises the main house, a large extension and sits on a plot measuring 2.157m2.

The house, constructed from the traditional mud bricks is believed to be more than 100 years old and possibly the oldest in the village, was refurbished in 2004, stripped back to the brick and completely modernised to a very high standard, though it retains many original features, such as the exposed beams, the original front door and outside window and wooden floors in the living room and bedroom. Gas, water and electricity are all completely new, and properly certified and compliant with building regulations. The living space comprises an entrance hall/verandah, kitchen, living room, bathroom and a bedroom with a built in wardrobe. As part of the renovation, the wall between the kitchen and living room was partially removed to create a spacious feel to the two rooms. Many of the original clay floor tiles have been re-used to create window sills and other features.

All the windows apart from the bedroom are new, but made in the traditional style. Large windows face east and south, making the most of the sunlight in the winter. A gas boiler provides hot water, while the heating for the whole house comes from a 7kW wood burning stove. The only part that has not been completely renovated is the roof, though this recently had the front gable end replaced with an attractive 'sunset' design.

Attached to the main house is a large extension, effectively doubling the living space, while being completely separate. In Hungary this type of building is called a 'Summer Kitchen', though this is much more than just a kitchen. It is mainly open, and features exposed brickwork, a large fireplace with a steel smoke hood, running water and a sink and work surfaces, and also a non-mains gas cooker. There is also a closed room, ideal for storing tools and equipment, which has lots of shelves and storage space.

Originally planned as holiday accommodation, this could be easily realised with the addition of gas from the mains supply to provide hot water, a bathroom and perhaps internal walls to divide the space into rooms. It could also serve as an artists studio, a pottery or any number of other artistic activities.

The plot itself features a large stone chipping drive and a small garage, which has two open side extensions for storing and drying firewood. Close to the house there are a number of flower borders and mature shrubs and trees, with a pergola that has five different types of climbing roses, wisteria, clematis and Russian Vine climbing through it, and brick patio at the front of the house. Directly in front of the kitchen window there is a mature apple tree. Paths throughout are all laid from reclaimed bricks. The garden is fully mature and won the 1st prize in 2 categories in the 2015 Regional Hungarian Garden competition.

To the rear of the 'Summer Kitchen' is a lawned area with a borehole to provide water for the garden, and next to that is the chicken run, complete with hen house.

Beyond that there is a fruit garden, large wooden compost containers, a small vineyard that produces about 120L of red wine every year, plum, apple, apricot and cherry trees, a large and productive asparagus bed, and a further grassed area with a variety of shrubs and flowers. The plot is enclosed on three sides by a mature lilac hedge which flowers profusely in the spring. There are no direct neighbours, only fields all round, giving views over the surrounding countryside.

The property comes complete with a wide variety of garden tools and implements, and some of the furniture is also included.
