Full description:

Finca La Huerta de la Colada is situated at the head of the Upper Genal Valley in the Serranía de Ronda, 20 km south of Ronda itself. The valley is a protected zone in which new construction where no previous building footprint exists is prohibited.

It faces south and south-west and is surrounded by sweet chestnut and oak forest that clothe the valley sides.

The house was reformed in 2006. It has three double bedrooms, a family bathroom, pantry, study, sitting room, a large farmhouse kitchen and a covered patio. It faces south-west.

It is of traditional construction, 150m2 (internal), with exposed chestnut beams and boarding in the ceilings, pine doors and shuttered windows. The floors are terracotta-tiled throughout.

The kitchen and the living room both have wood-burning stoves with exposed flues which also warm the bedrooms above.

The patio, 14m2, is shaded by chestnut beams covered with wisteria, passion flower, and hardenbergia.

In front of the house deciduous fig and walnut trees provide shade, keeping the interior cool in the heat of summer, and allowing more light to enter during the winter months.

Hot water and cooking is currently by butane gas. There is also an electric cooker point.

Mains electricity and water are connected, drainage is to a septic tank.

The yearly tax for the property is currently 90€. Domestic water is metered and costs under 40€ a year.

There is 4G broadband connection.

Vehicular access from the village is by means of a new, council-maintained reinforced concrete track - 1 minute to the village.

The land has been measured at a flat 1.11 hectares/3 acres on the map, but that does not realistically represent the true area, given that the terrain is terraced. The terraces descend gradually to the river that forms one of the boundaries. The finca is completely fenced on all sides.

There is access to the river, whose waterfalls and shaded pools are perfect for summer recreation. Adjacent are the ruins of a medieval corn mill.

There is ample pasture for a horse, and more than enough space to support hens and goats. Usage could be expanded to full smallholding status, or currently cultivated areas reduced, according to requirements.

Water for irrigation is abundant and constant throughout the year from the limestone mountains which surround and shelter the village.

A robust irrigation system serves all the cultivated areas of the finca, making watering in the summer both simple and quick.

The vegetable garden allows a large variety of vegetables to be grown in rotation all year round. There are permanent strawberry beds and raspberry canes.

Fruit is in continuous supply. There are many orange and mandarin trees, avocado, pomegranate, cherry, lemon, quince, fig, persimmon, plum, apricot and peach, as well as an apple and pear orchard. Several mature walnut trees can be relied upon to give a consistently good crop, along with almonds and hazelnuts.

As may be seen from the above, a high level of self-sufficiency would be possible if desired.

Excess produce can be sold locally, or at the wholesale market in Ronda.

Well-established ornamental gardens emphasise drought-tolerant plants and those grown for structure and fragrant foliage. Vibrant colour is provided by, for example, gazanias, irises, lantanas, roses and oleanders.

Natural diversity has been encouraged on the finca by leaving some of the lower areas as a nature reserve. This has enhanced the abundant local fauna, particularly birds: of the fifty species logged on and around the finca, the most notable are nightingales, golden orioles, woodpeckers, bee-eaters and various birds of prey.

Over one hundred species of wild flowers have been recorded. These attract a wide variety of butterflies, bees and other pollinating insects – particularly beneficial for all the fruiting trees.

The village is small but has a town hall, a primary school, doctor's surgery and pharmacy, shop, two bars, hotel with restaurant, and a swimming pool (free of charge to locals).

Although the village is very popular with visitors, La Huerta is hidden away from the hustle and bustle. Few people use the local paths, but these nevertheless provide quick and easy access from the finca to the lively and extremely friendly community.

There are numerous fiestas throughout the year, the largest being Semana Santa (Easter) and the annual feria at the end of August, colourful and boisterous occasions when families come together. Your participation in these celebrations will be warmly welcomed and much appreciated.

Ronda is a beautiful historic town, 25 minutes away by car. It offers many cultural events, as well as a good range of shops and services, including rail and road connections to the major cities of Andalusia and to Madrid.

Málaga airport is under 2 hrs by car through beautiful inland countryside or alternatively, and somewhat more quickly, via the coastal motorway. Marbella and the Costa del Sol are 45 minutes away.

Estepona, a relaxed and unspoiled town with pristine beaches, is less than an hour's drive through spectacular mountain scenery.
