Constructed in 2003, on three levels, each of 98 square metres, the house stands in a tranquil, elevated position above the village of Akritohori near Finikounda in grounds of 3300sq m approximately. It has generous proportions, elegant design features and its fixtures are of a high quality. All windows and patio doors are double-glazed, aluminium units with shutters and integral fly-screens. Some smaller windows have a tilting mechanism. All bathroom fittings are traditional in style: in white porcelain with bronze taps and shower heads. All lights in the main rooms and bedrooms have dimmer switches. The basement comprises a workshop, double garage, pump-room and storage and utility areas. The ground floor has a large sitting room with open fire/wood burner, kitchen with large dining area, study and cloakroom all served by a spacious hallway. On the first floor there are four bedrooms, leading from a galleried landing, each with en-suite facilities, telephone connection points and access to one or more balconies. The house has oil-fired central heating throughout. There is a wood-store attached to the house and an outside toilet. The salt-water (electrolysis) swimming pool is 15 meters long. The garden surrounds the property and has well-established plants and trees, with grass areas, paths, stone-paved driveways and ample parking for cars, boats, caravans etc. A pergola provides a useful outdoor ‘sitting-room’ for relaxing in the mid-day sun.
An elevated plot of 5.759 m˛ is situated next to the property. It comes with full building permission and plans for two single storey 2/3 bed houses of 100 m˛ each, which would not obscure the views from the Villa or vice versa. Like the Villa, the plot enjoys stunning 360° uninterrupted views of the countryside, the sea and the islands. These small houses would offer a development and resale opportunity or rental potential. Otherwise the plot remains a productive olive grove. It is available for sale with the Villa at a sum of €80.000.
The house is accessed from the main Finikounda to Koroni road via a tarmac and then unmade road. The main road can be neither seen nor heard from the house. There is no passing traffic other than the occasional tractor.... or donkey! The two entrances at north and east are joined inside the grounds by a yellow stone-paved driveway which skirts a small roundabout feature.
ENTRANCE to the house is up a few marble steps through a 12 sq m beige-tiled, covered porch. The floors throughout the property and on all balconies have the same subtle beige tiles which complement the overall neutral decor.
THE GROUND FLOOR
A wider than average doorway leads straight into a spacious hall from which buttermilk coloured, turning marble staircases lead down to the basement and up to the first floor. The staircases have bronze coloured, curving iron balustrades. There is a radiator in the hall. To the right of the hallway, an arched doorway leads into the:
SITTING ROOM 7m by 5m. There are four windows – one is a large ‘picture’ window - offering a variety of spectacular views. Double patio doors lead out onto a balcony which overlooks the swimming pool and has views to the sea and islands beyond. The open fireplace has an attractive surround in the same marble as the staircases in the hallway and window sills throughout. The open fireplace and/or wood-burning stove provide(s) focal heating supplementary to two large radiators. A second archway leads through to the rear hall from which can be accessed the small
STUDY with telephone connection, radiator and window to swimming pool, the
CLOAKROOM with window, heated towel rail, toilet and hand-basin
REAR ENTRANCE/EXIT doorway and the
KITCHEN/DINING ROOM 7m by 4m. There are two double patio doorways, one leading to a balcony with steps down to the stone-paved area which extensively surrounds the swimming pool and the other leads to a private and sheltered patio on the east end of the house which affords a pleasant al fresco eating area level with the kitchen/dining room. The kitchen is fitted with English base and wall units which provide a traditional U-shaped kitchen workplace with surfaces and splash-backs in attractive black, silver and oak mottled polished granite. The cupboard doors and drawer-fronts are solid light oak with stainless steel handles; four display wall units, with interior lights, are glazed and oak-framed. The steel coloured double electric oven – one with fan - is a range style Belling with large cooker-hood over. Its black hob has eight gas rings fuelled from the basement with calor gas. There are integrated fridge, freezer and dishwasher. There’s a north facing double window, with views across fields and olive groves, above a white ceramic double kitchen sink with drainer. At the other end of the room there is a large radiator and ample space for a dining table to seat 10.
THE FIRST FLOOR
A spacious GALLERIED LANDING has a large radiator and double patio doors leading to a 12 sq m balcony with extensive views. All bedrooms are separately accessed from the landing.
THE MAIN BEDROOM is 7mx4m overall with en-suite bathroom and walk-in closet. There are two sets of double patio doors one of which leads to a side balcony above the kitchen patio area and another provides access to the long balcony which reaches the full length of the house and overlooks the swimming pool with sea and island views beyond. There is a central heating radiator and wall-mounted air-conditioning unit. The en-suite bathroom has a roll-top bath with claw & ball feet and a hand-basin, toilet and bidet in white ceramic with bronze fittings. It’s heated with a wall mounted towel-rail and has a north-facing window. The small walk-in wardrobe has its own window, electricity supply and radiator.
THE SECOND BEDROOM is 4m by 3m overall, large enough to accommodate a double bed and is currently fitted with open-plan wardrobe facilities and used as a large dressing room and sewing/ironing room. It has a radiator. The double patio doors lead out onto the long balcony overlooking the pool. Its en-suite comprises shower, toilet and hand-basin, again in white porcelain with bronze fittings. There is a radiator and window with view to the sea and islands.
THE THIRD BEDROOM is 5.5m by 4m overall. It has double patio doors leading to a western balcony and a double window facing north. There is a radiator and wall mounted air-conditioning unit. The en-suite has shower, toilet and hand-basin. A towel rail provides central heating.
THE FOURTH BEDROOM is 5.5m by 3m overall. There are two sets of double patio doors and a window offering double aspect and access to both the western balcony and the long balcony with views to the sea and islands. There is a radiator. The en-suite has a full sized bath with shower over, hand-basin and toilet with the same bronze fittings as elsewhere. It is heated with a small wall-mounted radiator.
Accessed internally from the entrance hall via a marble staircase and externally via a personal door within the automatic up-and-over garage door, the basement comprises
THE WORKSHOP 7m by 4m with benches and shelves;
THE LOWER HALL 3m x 3m with linen cupboard, space for extra fridge, freezer, olive oil storage;
THE PUMP ROOM 4m x 3m containing the swimming pool service equipment and oil fired central heating boiler;
THE DOUBLE GARAGE 7m x 5m which provides a utility area with large, deep sink and space for washing machines and tumble driers etc.. Outside the garage entrance there are separate:
OUTDOOR TOILET AND WOOD SHED which offer further storage space for garden and olive harvesting equipment.
THE GARDEN is large and has been designed to be of low maintenance and with nothing growing close to the pool to ensure ease of cleaning. There are young olive and fig trees, oleander, lavender, bay, rosemary and other herbs which we use in the kitchen. Fragrant honeysuckle, jasmine, bougainvillea and passion flower are some of the climbers covering walls and terraces.
THE PERGOLA 5m x 3m is of solid construction with a tiled roof. This outdoor sitting room provides a welcome respite from the mid-day sun and enjoys views over the pool to the sea and islands beyond. It’s a lovely place to watch the sunset...probably the best vantage spot in the entire area! There is provision for water allowing for outdoor kitchen facilities if required.
AN OUTSIDE SHOWER, contained within stone walls, provides fresh, mains water for showering before and after swimming in
THE SWIMMING POOL, 15m x 6m x 1.5m, which is an in-ground, concrete construction with integral white non-slip marble, bull-nosed steps and surrounds and is blue mosaic tiled throughout. It uses salt water and electrolysis, the mechanism for which is in the pump room within the basement of the house. The pool is a particular feature of the property: it’s a wonderful place to swim and relax on this stunning hillside spot, under clear blue skies during long hot summer days or under the stars at night. It has under-water lighting.
Mains water is heated by solar power, with a standby immersion heater. 3 phase mains electricity and telephone are connected to the property. Broadband (ADSL). Sewage is via a septic tank and soak-away on the downhill side of the garden and works very efficiently. A large satellite dish receives UK SKY TV and an aerial is used to view Greek TV channels. The large oil fired central heating boiler can be used to provide domestic hot water and to provide heat to the 16 radiators which are split into 2 convenient zones.
THE LOCAL AREA - AROUND MESSINIA
The region of Messinia is one of several unspoilt areas of Greece, little affected by intensive tourism. The area offers extensive opportunities for sailing/cruising with numerous small harbours for summer moorings with the additional advantage of over-winter mooring/storage in Pylos and Kalamata. Akritohori is a typical rural village, boasting a cafe and a church. It is a four-hour drive from Athens airport along good roads. Kalamata, the principal town of Messinia, has an airport with seasonal easyjet and Thomas Cook flights from the UK (May till October). Other airlines from within Europe and elsewhere also fly into Kalamata airport which is just an hour’s drive away along the coast from our village. There are wide empty beaches close by and some extremely attractive small towns offering a variety of social, cultural and sporting opportunities as well as the everyday needs of the average household.
THE TWO BEST GOLF COURSES IN GREECE at Pylos and Romanos are only 30 minutes and 40 minutes respectively from Akritohori.
FINIKOUNDA, 7 minutes by car, has four long sandy beaches, the longest one being 2km offers windsurfing and sailing dinghy hire, and has a cafe and tavernas. All beaches offer safe bathing and lots of space for sunbathing. The smaller village beach is served by traditionally Greek cafes and restaurants. The village itself, with a population of only 600, has a very pretty harbour for traditional fishing boats and recreational boats: we keep our small boat there. There are seasonal presentations of traditional dance, puppetry, music and plays in the small amphitheatre at one end of the harbour.
LOUTSA, our local beach, forms a small, safe, sandy relatively secluded bay. It's even closer to Akritohori than the Finikounda beaches and is therefore easily and quickly accessible. There is a traditional Greek taverna there.
NAVARINO BAY. This large enclosed bay has a famous nature reserve at its northern end, home to a range of wildlife, including chameleons and a wide range of water birds, including flamingos. A splendid walk to a ruined castle of Nestor on a peak above gives stunning views over Voidokilia, one of the most picturesque beaches in Greece. Nearby Yialova, mentioned in Homer’s Odyssey, once a commercial port has now been tastefully converted into a tiny holiday hamlet.
PYLOS, a 25 minute drive away, is a busy small town with port and extensive marina. It has a good range of shops and cafes built around a lovely central square, shaded by ancient plane trees and surrounded by Italian style arcades. It also boasts an impressive castle. There are dentists, private health practices (e.g. chiropractor) and a small hospital/health centre with good facilities and reliable staff who provide prompt emergency service.
METHONI, 15 minutes away, is an old trading port, with Venetian links, evidence of which abounds in its beautiful castle beneath which lie beach and a sheltered harbour. Methoni has a doctors’ surgery, dentist with good local shopping, banks and post office and some good restaurants.
KORONI, 15 minutes away, is a small traditional town with harbour which rambles around a peninsula, with lovely beaches nearby. The protected turtle, caretta-caretta, have their hatching grounds here. Attractive old stepped alleyways lead up to the highest point which was once a castle, now partly occupied by monastery buildings and a church. Koroni plays host to a series of classical concerts each summer. The bustling harbour front street has numerous bars, cafes and tavernas. Doctors’ and dental surgeries are available here too.
KALAMATA the administrative capital of the area is 75 minutes away. It has an airport, port, large yachting marina, ferry terminal and motorway access to ATHENS. The centre of town has been the subject of major regeneration during the past few years and offers a wide range of shopping, eating and relaxing opportunities along its main boulevard. There is a greater variety of shops here offering designer goods and some internationally known stores such as Body Shop, Zara, Sisley, Attrattivo, LIDL and Carrefour.
