Rancale is a tiny peaceful borgo in the unspoiled Umbrian countryside 10 minutes away from the busy market town of Umbertide. It sits in a protected area of densely wooded hillsides running along the Tiber Valley. The area has long been popular as a holiday destination for discerning British and Americans, with the Dutch and other northern Europeans now also having discovered the area. Rancale sits in the Upper Tiber valley and is a collection of nine beautifully restored homes which were awarded the coveted title of Best Renovation Europe.

The properties are a collection of farm buildings ranging from the farm managers villa through to a series of buildings which were originally working farm properties – the tobacco drying tower, the stables and the bakery. The original buildings were between 200 and 400 years old. All have been wonderfully restored to an exceptionally high standard and the 3.5 acre site includes a communal swimming pool and all-weather tennis court serving eight properties. Each property offers a combination of private outside space and communal grounds.

All but one of the properties has been sold since completion of the development in 2008. In addition one has been repurchased by the developer, Ultissimo, as the owner’s circumstances changed.

The properties at Rancale are priced in sterling, as the investment for development was made originally in sterling. There are no agent fees payable (usually 3% would be charged), and the purchase taxes are very low, being based on the historic registered values of the properties many years ago.


Il Fornaio - £310,000

With total living space of 130sqm and a large private garden and terrace, Il Fornaio (the original bakery) is a generously-proportioned home with two bedrooms and two bathrooms.

Entry is into the high-ceilinged living area with its large, ancient chestnut beams. Il Mulino, the original mill building, which ground wheat and produced olive oil, offers 150sqm of living space with two bedrooms and two bathrooms. It has beautiful arches and a spacious feeling, with lovely views from the peaceful garden immediately to the front of the property.

Il Mulino is on one floor; the other half of the building is a separate property above entered from a different direction, so Il Mulino feels independent and private. Entry is into the kitchen and dining area, with the large main living area beyond. There is one bedroom with en suite bathroom beyond the living room, and the second bedroom is to one side with a separate bathroom. Both bedrooms have French doors that lead directly outside. Both bedrooms are spacious doubles.

Rancale is readily reached from the E45 dual carriageway which runs the length of Umbria. It is less than 5 minutes’ drive along tarmac roads to the tree-lined driveway of Rancale. Rancale is 25 minutes’ from Perugia airport, and two hours from Rome.

By chance Rancale is close to the very best Renaissance and medieval heritage of Italy. Rome, Florence, Assisi, Perugia and Siena are all within 2 hours’ drive and so make easy day-trips. Lake Trasimeno, the fourth largest lake in Italy is 40 minutes’ away if you choose to leave the peace and tranquillity of Rancale. The area hosts the internationally renowned Umbria Jazz festival in July, Eurochocolate in Perugia in October and a host of other festivals and pageants celebrating food, drink and the medieval traditions of the area.

All properties at Rancale have high speed internet with wi-fi, satellite TV and central heating for the cooler winter months. It also has ample space for parking in the communal parking area beyond the tennis court – owners are requested only to drive to their property to load and unload their car, thus keeping the site free of traffic noise. There is also shared use of the large, heated swimming pool and the all-weather tennis court. Full property, gardens and grounds maintenance is provided through a local English-owned company.
