The house was custom built for the Auregan family between 1932-34. The original Arts & Crafts style architectural features remain in place today. Auregan used the annex part of the house for his business. Clients came in the side entrance in the Venelle du Moulin and up one flight of stairs to the waiting room. The annex has a beautiful solid oak spiral staircase leading up to the two bedrooms. The house has 8 fireplaces and the oil central heating was installed in the 1987. The current owners have renovated this property to a very high standard.

FEATURES

Built by Italian craftsmans between 1932-4. The building of the house was such an event in the town that a photo taken during its construction was made into a postcard (photo top left). All the original 1930s architectural features remain in place: the wrought iron and marble hallstand with its oak framed mirror; the variegated Italian marble mantelpiece in the dining room; the oak paneled wall, fireplace and built-in cupboards in the living room; the oak staircase with its beautifully carved Newel post and oak archway, and the brass stair rods. There are 3 sets of 2.70m high double French doors in the hallway, another set divides the dining and living rooms, and the double glazed patio door in the living room leads to the rear balcony and garden. This property is equipped with a high speed ADSL broadband internet connection, satellite dish, Fresat box for the reception of UK and worldwide TV channels, and the mobile phone reception is excellent - a combination not frequently found in France! It is within walking distance of all the town's amenities, an hour's drive to the ferry port of Roscoff with sailings to the UK and Ireland, and an hour plus to the airports of Quimper, Rennes, Brest, and Dinard. The train station in the town has daily connections to the Paris/Brest TGV line at Guimgamp (a 15 minutes journey). In July 2017 the train journey between Guingamp and Paris will take approximately 2 hours and 35 minutes. Beaches on the north coast are approximately a 45-mintue drive.

RENOVATIONS

The following work was carried out by registered and insured companies and artisans (no DIY): the electrical system was upgraded and has a new and inspected panel. The upgraded plumbing was connected to the town water and mains drainage system. A toilet and shower were added to the master bedroom en-suite, and a toilet rough-in and hot and cold water pipes were extended to the 3rd floor for a full bathroom. The downstairs bathroom was plumbed for a washing machine. The front windows and the living room patio doors were replaced with double-glazing. The ground floor and attic were insulated. In the basement the lead pipes were removed and the new ones connected to the mains drainage system; windows replaced with double-glazing; heating pipes stripped and insulated; all clay floors were replaced; beams across the front of the house were replaced and all beams in the basement were treated, and the plaster was stripped off the front walls and the walls were treated. The redbrick hearth in the living room was re-faced with marble and a gas fire inserted. The house has been totally redecorated. The Viessmann furnace has an annual service contract. The rear courtyard was levelled and covered with a weed-blocking material and layered with gravel. The annex and potting shed roofs were renovated and new gutters installed. The following inspections have been completed and passed (certificates available): plomb (lead), amiant (asbestos), parasitaire (wood eating insects), DPE (energy) rating now C, electricite (electricity), gaz (gas) and risque naturels (risk of natural disasters). These inspections will be redone at the expense of the seller prior to the signing of a sales contract.
