Full description:

A delightful and historic collection of old stone buildings consisting of a main house, maison d'amis, troglodyte dwellings and various barns/fermette and outbuildings, this property presents a rare find. With parts dating from the 12th century the property nestles within 46 hectares of pasture and woodland with gorgeous far reaching valley views and is situated not far from the historic and prehisto town of Les Eyzies.


Main House

The main house has a stone (lauze) roof in very good order which was replaced in 1971. On entering one finds a dining room, opening into a sitting room, with tiled floors, high ceilings with exposed beams, large fireplace with insert, rendered walls and a built-in oak cupboard offering useful storage space.

To the right is a compact kitchen which could easily be made open-plan with the dining room. A door from the dining room gives access to a cupboard with the hot water tank, but in former years this used to be a staircase leading to the basement area below and could easily be re-opened.

From the dining room a solid wood staircase leads to the first floor. The first bedroom has chestnut flooring, a fireplace which is currently blocked off, high ceilings and a built-in wardrobe. Two windows make this room light and airy. On the landing may be accessed a separate WC, a shower room with laundry area and finally the master bedroom with the same high ceilings and beams, built in wardrobe, fireplace and three windows.

Returning to the landing a further staircase gives access to the insulated loft space.

Under the main house, built into the solid rock structure, is a vaulted troglodyte dwelling where one can see shelves carved into the walls. A large exterior old stone wall in this area has recently been re-built by a local mason.

Passing through the large stone arch - dated 1835 with snake sculpture - there is a grassy courtyard with an authentic bread oven dating from the late 18th century. The dome of the bread oven is intact and the roof is in good order.


Maison d'Amis

Opposite the main house is the stone maison d'amis with an office and bedroom. The floor is tiled, there is a fireplace and a boarded attic space, and electric heating. The roof is in good order. Under the building is a cold store and the fuse board. At the end of the building is a separate room, currently not accessible from the maison d'amis bedroom, which has a working fireplace.


Fermette

Behind the maison d'amis is a very large stone structure with very nice roof and interior beams ("charpente"), the old cow mangeoirs still exist. This building is in three distinct parts, the far end being open which would make an ideal summer kitchen for those who may wish to install a swimming pool.

There is also a garage large enough for one car with concrete floor and within the courtyard area are the vestiges of other ancient buildings which would have formed part of the overall property in days gone by.
