The property was constructed ten years ago and benefits from double glazing throughout with integral roller shutters. The property is set back from a relatively quiet road and has a walled garden to the front.

The main entrance to the house, which has a covered portico, leads into a hallway, which has a tiled floor. Off this hallway there is a living room, which also has a tiled floor. The living room has a corner stone fireplace with re-circulating hot air Salamander log burner in situ. The living room also has a set of patio doors, which lead out to a covered terrace at the front of the house.

The kitchen is located at the rear of the house and is accessed via the hallway. The kitchen can also be accessed externally though via an exterior marble faced staircase and veranda. The kitchen is light and airy and has space for a dining table. There are some built in base and eye level wooden units with granite work surfaces. There is a spacious pantry off the kitchen providing ample storage space.

The property is situated on the edge of the village of Estrada, which has a cafe and restaurant. There are neighbouring properties in the vicinity though not close enough to impede privacy. The slightly larger village of Sao Pedro is approximately five minutes walks where there are several restaurants, cafes and a small mini-market.

The closest town to the property is situated at Tomar, which has cafe bars, restaurants, cinema, library, schools, hospital, supermarkets, bus and train station and art galleries, is approximately 15 minutes by car.

Castelo do Bode lake, which is popular for all kinds of water sports including sailing, skiing, swimming, canoeing and fishing, is about five minutes by car.

Lisbon Airport is one and a half hours drive and approximately two and a half hours' from Porto. Both Lisbon and Porto airports are serviced by a variety of low cost airlines which operate regular flights into and out of the United Kingdom and other European countries.

There are several five star golf courses are within an easy hours drive from the property.
