This is a substantial stone built farmhouse property, located on the D724 in the small hamlet of La Motte, 1750 metres from Campeneac, 15 minutes drive from Ploermel, and 8 minutes from the RN24 Rennes to Lorient motorway.
The area is a popular tourist destination in France, known as Broceliande, and boasts a number of attractive sites to enjoy close by, many due to it's association with the French claim to be the home of King Arthur.

Campeneac has a convenience store, pharmacy and bakery as well as a Post Office, bar and hotel.
Ploermel has three large supermarkets, a 10 pin bowling alley, golf course and is at one end of the Lac au Duc which boasts a busy watersports centre.
The north and south coasts of Brittany are just an hour or so away... making this an ideal location to make your home, or use as a holiday property in Brittany.

This building was originally a farm house, and the kitchen/dining room has a large stone fireplace, with wooden beam over the glass fronted wood burning stove installed in 1995. The wooden beams here are still exposed. The floor is tiled, and a pair of doors lead out to the garden.
The lounge and both bedrooms have a wooden strip ceiling over the beams, and wooden flooring.

At the front of the property is a large hardstanding area suitable for parking, and has been used in the past to store wood for the stove.
It also leads to the attached substantial workshop/store which is on two floors - the attic being accessed by a narrow staircase. The steeply pitched roof offers a large area which is unimpeded by trusses below head height.
The same applies to the attic space above the main property, which runs the full length of the property, and has a strong wooden floor originally suited to storing tons of grain. There is no staircase here - access is presently from the outside via a ladder - but this offers the potential for additional rooms and facilities if converted.

The south facing garden was used by the previous occupiers to be nearly self sufficient in fruit and vegetables, and although it has now become grassed over, there is a raised bed, and an apple tree and scope to develop it in any way you wish.
A smaller store/utility room is attached to the end of the building which also allows access to from the front of the building, via a sliding outside door.
A washing machine and tumble drier are located in a small room here, the rest was given over to storage of garden implements and materials.
A small hatch in the front outside wall above the door allows access to a small amount of storage space above the utility room.

The lounge, bedrooms and bathroom have been heated by electric, there is no gas supply but the enclosed wood burner in the kitchen/dining room has a facility to have warm air ducted by pipes to other rooms, which have never been installed or connected.
The main roof was new in 1993, and the fitted kitchen was installed in 1995 and consists of a halogen hob, and separate AEG double oven/grill.
