The ground floor is accessed from the front court via two external doors and is divided into three rooms, currently used for storage. It features "a vista" stone walls and wood-beamed ceilings throughout, and offers the potential for conversion into a self-contained apartment. The ground floor is connected to the first floor via an internal staircase.

The truffle spores were implanted in 1989, and the field has been constantly maintained and kept in good condition. The estate also includescirca 2.4 hectares of woods, fruit trees (1500 sqm) and arable land currently used for pasture (800 sqm). The rest of the land (circa 3000 sqm) is taken by the house and the outbuildings, the court and the road.
La Tartufaia is immersed in the unspoilt beauty of the Regional Park of Gola della Rossa and Frasassi and yet only 1.5 km from the historic centre of Serra San Quirico.
The area is also included in Natura 2000, a European-wide network of nature protection areas established in 1992, of which the aim is to assure the long-term survival of Europe's most valuable and threatened species and habitats.
