Full description:

This architect designed house was built in 1991 on the site of a much older farmhouse.
Construction consists of a reinforced concrete frame and insulated brick infill with a roof of interlocking tiles. It is approached by a concrete driveway where there is parking space. There are a few steps up to the entrance, where one enters the vestibule or garden room, a pleasant space created from the original open terrace. From here, there are two heavy traditional wooden doors, one leading directly into the sitting room area and the other into a small lobby, which contains storage cupboards, a work surface and the washing machine. One door from this leads into the wetroom, where there is a shower, washbasin and wc. This could be re-arranged to provide a bath. The other door leads into the main living space. This is a traditional ground floor kitchen/dining/sitting area with a very high ceiling and tiled floor. At the northern end is the newly fitted Italian kitchen.

The kitchen has integrated appliances: Hotpoint Ariston fridge freezer, Hotpoint Ariston electric eye level fan oven, Whirlpool gas hob and extractor, Franke granitic double sink and antique type mixer tap. There is space for a dishwasher in one unit, which could be easily plumbed in. The drawers and cupboards are of the soft close self shutting type.

The adjoining dining area has space for an eight seater table, dresser and chest etc. with an overhead light and fan fixture. It is lit by a large east facing window.

At the southern end is the sitting area, which has a woodburning stove and a useful understairs storage area, currently used as a computer workstation. The sitting area has room for the usual furniture such as a three piece suite and television etc.

The wooden bookcase is lined with bookshelves and leads up to the landing and the two bedrooms. The first is the guest bedroom, which has double glazed French windows and shutters opening onto the large balcony. This room is a 'double' having room for twin beds and wardrobes etc. It benefits from an air-conditioning unit and a radiator.

The main bedroom is dual aspect, one window having views to the east over the mountains, and, opposite, French windows opening onto the balcony. This room is large with room for wardrobes etc, and has an air conditioning unit and a radiator.

Running the length of the house and common to the two bedrooms, is a wide and spacious balcony which overlooks the ancient olive groves to the west and has spectacular views to the north, over the sea towards the mysterious mountains of Albania. At the southern end, just outside the guest bedroom, is a small compartment with a washbasin and wc, but cold water only, supplied from the balcony water tap.

The original double glazed wooden windows have been recently replaced by maintenance free aluminium units with flyscreens, except for the French windows and the small window in the bathroom.

Central heating and hot water are generated by the 'Riello' type boiler located in the outside boiler house along with the oil tank. This boiler has proved to be economical and reliable, but is hardly used in the winter except for hot water, as the woodburner efficiently heats most of the house. This outhouse also has room for storage of outside equipment, and there is a cold water tap situated just outside. There is a level area of decking at the foot of the steps leading up to the house entrance.

The garden lies immediately across the driveway accessed by steps and a small gate. It has a small lawned area then there is a plunge pool with a waterfall feature as part of the filtration system, and a wooden summer house which is insulated and has power and light. There is also a leanto for garden implements etc. The sea is visible from the pool area.

Within the garden there are two orange trees, a lemon tree, and a number of flowering shrubs and creepers, including campsis, plumbago, jasmine and passion flower. There is also a large mulberry tree, some damson/plum trees and oleanders.

It should be noted that, although there are other houses in close proximity, they do not impinge at all, and all belong to the family that gives the hamlet it's name, Lazaratika. These families are now mostly located in Athens, and only visit for the olive harvest in the winter, or for a summer break in August.

The other point is, that although described as a 'detached' house, Villa Ela-Ela has a building adjoining, but not actually attached, as there is a void between the end walls. Weavers Cottage belongs to our family and has been restored from a ruin. It is not yet finished, being used as a store and workshop. There is an option for the buyer of our house to purchase the cottage from my sons, otherwise it would remain in their ownership and continue as a store with occasional holiday use by us. The price for both properties would be 195000 euros.


The house situation is almost ideal, close but not too close to a country road, and within one kilometre of a large village which has almost everything one needs, and importantly, all the 'non-tourist' shops are open year round, including a first class butcher, two supermarkets, medical services including physiotherapy, cardiologist, dentist and X ray facilities. There is also a very long beach and a watersports park, plus a large number of marked mountain walks, one of which passes close to the house.
