Full description:

Fattoria dei Cavalli is a rural complex located in a sunny and panoramic hillside position in the vicinity of the medieval village of Rosora. It enjoys open and far-reaching views from the hills down to the coast.

The Farmhouse

Located at the top of the estate with easy access from the road, the farmhouse is composed of two adjacent buildings, totally independent, both built in stone and developing over different levels for a total gross surface of 310 sqm.

The main house is circa 190 sqm (gross) and was fully restored back in 2000. The restoration was carried out on the whole structure and the foundations to comply with anti-seismic regulations.

The house offers circa 150 sqm living space (net) over two floors. On the ground floor, there are two entrances. The front door leads into the hall and from there directly into the living room on one side and to the upper level with the kitchen-dining room on the other. The dining room can also be accessed directly from the front patio. Near the kitchen and by the rear entrance is a cloakroom.

A staircase leads from the hall to the second floor, which hosts a large livable space on the landing, currently used as a study/spare bedroom, three bedrooms and a bathroom. The second floor features wood ceilings and top-quality parquet flooring throughout.

All services are connected, whilst heating to the house is provided by a pellet stove and a LPG central heating system. In addition, solar panels for electricity supply and a solar water-heating system were installed in 2013. The solar panels have a nominal output of 4.5 Kw and provide an income of circa €450 per annum from sale of electricity of circa 3200Kw.

The second building is circa 120 sqm (gross) over two floors and is in need of total restoration. All the original materials (stone and wood) are still there, providing the opportunity for a restoration in keeping with traditional rural architecture.

The Outbuildings

The property also includes a stone outbuilding of circa 24 sqm, fully restored and currently used for wine production equipment. Such equipment would be left with the property.
On the grounds of the farm are also two horse stalls and a wood fence with drinking trough.

The Land
The land of Fattoria dei Cavalli is circa 4.4 hectares, of which circa 2ha are currently not cultivated. Circa 2.5 hectares have been fenced with metal poles and net.

All around the house is a private garden with night-lit lawns, a large patio and two wells.

The cultivated land includes an olive grove (circa 96 trees of which some centuries old), a vineyard (125 plants, 30% San Giovese and 70% Montepulciano, with in-house production of circa bottles of wine per year), two fruit groves (for a total of 165 trees, including kiwi, cherry, apple, pear, wild cherry and fig trees).

There is also pasture land for the horses (circa 2500 sqm) and circa 8000 sqm of wood-tree grove, including circa 40 walnut trees.

The site's history in a nutshell
From its first conception back in 1996 to what it is now, the site has undergone several changes in its appearance and functionality, whilst new applications have been added with each new release. Here are the milestones of the site's history:

December 1998 – Paradise Possible goes live with its first interactive application (Marche Country Homes), designed to help visitors find their own paradise in the Marche countryside, coupled with a first introduction to the region (Introducing Le Marche).

February 2002 – Release 2 is launched, featuring a new section dedicated to Travel & Accommodation (Traveller’s Paradise) and a new territory database architecture, as part of a joint marketing initiative with the Marche Regional Authority. Two new applications (Passions & Places and Where to Stay) allow visitors to build their own itineraries and book accommodation around them, on the basis of their passions and personal preferences.

April 2005 – A fourth application dedicated to food lovers (Marche Food & Wine) is launched at La Dolce Vita 2005, London. The new section features an interactive guide to the best local products and producers, with an online shopping facility ranging over 120 prodotti tipici for home delivery across Europe (The Shop).

May 2009 – Here comes Release 3, totally redesigned and on a new web platform. Easier to navigate from any point to any point and across applications, the new release offers new search, selection and save facilities, helping visitors to make each session more productive and retain search criteria and results for subsequent visits. On the editorial side, four Magazines - one for each section - provide dedicated articles and news content, whilst a totally made-over Food & Wine Shop comes packed with information about each product on sale, for the benefit of the discerning and health-conscious consumer.
