Set in the centre of the village of Tinizong,opposite the beautiful church with a stunning mountain backdrop all visible from the terrace. It is just 2 minutes drive from 80kms of ski slopes in Savognin going from 1200M to 2700M. Zurich airport is under 2 hours and you can drive from Calais in 10 hours.
The apartment is on the upper terrace level with private entrance. It is a spacious one bedroom apartment at 55m2. The newer building was added to an old building in 1993 and it was refurbished as new in 2007 when we bought it.
It has since been redecorated and inside is like a brand new build.
You enter into an entrance hall with in built storage cupboards. It is open plan with a superb fully fitted stainless steel kitchen opening onto a dining corner and lounge.
The apartment is light and airy, with French windows which open on to the terrace and a rear window in the dining area.
The lounge is furnished with leather sofas, one of which converts into a double bed. There is further storage units, New FlatscreenTV with Satelite and DVD player.
The dining corner has a large table, bench and chair seating for 6.
The large bedroom has a king size bed with new mattress and bunk beds add further flexibility. It is recommended for a family of 5. The bedroom has a wardrobe, cupboards and bedside tables.
Finally the spacious bathroom has a shower and window.
The building is as much for permanent residence as a holiday home.
The apartment has underfloor heating and in addtion benefits from a private storage cellar situated in the nuclear bunker (seriously!)
There are also a communal washing/drying machines and a drying room.
You can normally park on the spaces on the forecourt but it may also is possible to buy a reserved parking space or underground garage space from the developer.
The full furniture package can be purchased for 12.000 CHF
I do let the apartment for holidaymakers, usually about 10 weeks a year.
This is made much easier do to the fact I have an onsite couple, the caretakers for the whole building who clean, maintain and welcome guests for us.
Running costs are low, as an owner you are part of the building association.
Annual costs including maintenance and heating is about £1700, Electricity and water £300.
As an non resident you do pay some local taxes based on your income but this is again just a few hundred pounds. This can be easily covered by letting at Christmas week and a few weeks in Feb.
The village of Tinizong is pictureque, lovely old houses, great views, open meadow and a childrens playground next to the house. For shops, bars restaurants, Savognin is just 2kms walk away. A ski bus leaves from just outside the house. The Ski resort goes up to 2700M and is a medium size swiss resort, great facilities for Kids too. Davos, Klosters, Lenzeheide are all withing 45 minutes, St Moritz is 35 minutes.
Summer is just wonderful, Savognin has a swimming lake with great facilities.

The selling process would be through the local state notary. I can help provide some mortgage contacts if required.
The down side? Very few but I would say...the building is a bit bland on the outside but not inside, it is very quiet out of season.
A small price to pay for a lovely apartment in a great location for an unbelievable price for Switzerland, due to the fact its not in an international resort area.
