Villa Carlota, a 5 bedroom, 3 bathroom home located in a delightful village within the Freguesia of Cantanhede in the District of Coimbra in Central Portugal. The home maintains many of the original features but has been updated by the current owners who have installed new wiring, new plumbing, double glazing and central heating. There is potential for at least an additional five bedrooms. Large rooms throughout with high 14'ceilings many of which have the original frescoes still in place.
A little of the history of the home :::..
A rare opportunity to acquire a stunning and unique piece of Portuguese architectural history. This stunning home was built in 1901 by Ernest Pessoa a local merchant specializing is wine and cereals. He imported much of the beautiful Brazilian wood you see throughout the house and you will see his monogram on furniture and many original features. He was pivotal in the development of the village and helped many of the villagers, who at one time of the day, all worked at 'The Palace' to build their own homes. He was well respected throughout the community and has a street in the village named after him.
The home has maintained the charm and character of a bygone era. The many balconies and terraces are fronted with beautiful wrought iron railings. While we cannot confirm it, it is believed the artist that created all of the ironwork was the same individual who created the iron work for the Eiffel Tower in Paris.
In detail ::::::.
You approach the front door via the stairs with decorative iron railings that sweep up either side from the front garden area onto a large wide terrace.
To the right of this terrace are doors that open into the first bedroom. There are wood floors, patio doors to the front that open out onto a terrace that looks out over the garden. There is a window to the side. Off the bedroom is an ensuite bathroom that has a full bath with shower off taps, toilet, bidet and a sink set onto a vanity. Window to the side. As with many of the rooms in this house, this could easily be made into a guest accommodation or office area completely separate from the main living quarters.
The beautifully carved wooden double front doors open up into a huge entrance hall, that is adorned with hand painted tiles and inset Azulejos scenes from a bygone era. The original tiled floor remains in place and is in perfect order. At the far end of the hallway are double doors with glass inset panels etched with the EP monogram you will see throughout the home. There is a central heating radiator to the side.
These doors open into the inner hallway leading to the main living areas. Here you will find the beautiful Brazilian wood floors that run throughout the entire property. Central heating radiator to rear.
Directly across from the front entrance is a long hallway that leads to the kitchen and serving area. As with many homes of this era the kitchen is separate from the main dining area and a serving area is located between the two.
The kitchen is a wonderful mix of the old and the new. There is a simply lovely range cooker that is the focal point of the kitchen being set into what would have been the original open fire and cooking area, the stunning stone surround and pillars are still in place as are the original tiles. There is a wood burning stove.
The rest of the kitchen has been totally modernized and has a matching range of base and wall units with work surfaces incorporating a double sink with mixer tap over. There is, in addition to the range an electric wall oven. Hook up for dishwasher. There are patio doors to the side and window to the rear providing this room with plenty of natural light. Off the kitchen is a utility cupboard that presently houses the fridge/freezer.
From here is the serving area that has an enamel sink and a further large pantry area with base and wall units with work surfaces. There is a large window to the rear and a central heating radiator. From the serving area a door leads off into the dining/living room.
This room is simply stunning with wood floors beautiful wooden shutters opening to give maximum natural light from the large full heigh windows that open up over the gardens. The walls is lined with lovingly carved wainscoting that was carved to blend seamlessly into the timeless cabinetry that will remain with the property. The ceiling is lined with stunning wooden beams and coving. There is a feature fireplace that has a marble hearth and above a Azulejos scene framed with wood. There are two sets of windows to the side and quadruple patio doors open to the rear of the home and the rear terrace.
There are sliding inset doors that open into the middle room that has wood floors, a beautiful inset plaster ceiling with deep coving and architrave. The walls have a wainscoting surround. There are two sets of patio doors to the side leading onto a terrace.
Additional sliding doors with glass inset lead into the front room. This room again has beautiful ceiling with a unique coving design and wooden floors. There two sets of windows to the side and patio doors that lead onto the front terrace.
There are doors that lead back into the inner hallway and at the further end are where the family bedrooms will be found.
The second bedroom, has wooden floors, decorative ceiling and coving windows to the side that provide natural light. There are quadruple patio doors to the front that lead onto a terrace overlooking the rear garden. The ensuite bathroom has a full bath with shower off taps toilet bidet and sink set into a vanity unit.
The third bedroom has wooden floors, a decorative ceiling with coving and patio doors that lead to the front terrace.
The fourth bedroom is large and has wooden floors and a set of double patio doors that leads onto a sunny covered terrace. A door from here leads to the attractive bathroom that doubles as the guest bathroom.
This bathroom is unique and has a blend on the floors of the same Brazilian wood floors and Portuguese Caldas. There is a full bath with shower off the taps toilet and bidet.
There is a large 'cupboard' from the hallway that has a altar at the far end. We are trying to determine if this has been blessed to allow for official ceremonies as this would open up the venue for weddings, however at the time of writing we have been unable to confirm this.
The fifth bedroom has wooden floors and double patio doors that lead off to the front terrace.
A set of double doors directly across from the entrance area gives access to the upper level of the home.
This area is largely unfinished and in need of a programme of refurbishment. There are five rooms on this level of varying sizes and would provide opportunities for additional bedrooms, or perhaps a completely separate apartment. The middle room opens up onto a simply stunning and large terrace to the front of the house overlooking the gardens and the village. There are hand painted tiles around the perimeter of the terrace and a lovely iron railing to the front. This is a perfect place to sit and breath in the beauty of the village and countryside that surrounds this home.
Back from the main hall are a set of stairs that lead down to the lower level. Again this area is in need of refurbishment. There are an additional five rooms on the lower level. This level has access either via a set of stairs from the inner hallway and there is also a separate entrance from the garden.
The property is surrounded by a concrete base wall with decorative iron railings above. The main gates are flanked by decorative columns and a beautiful and unique custom designed iron gate.
The gates open onto a circular driveway that sweeps around the centre floral bed to the front of the house. At the front of the house is a unique rock waterfall feature that is nestled inbetween the stairs that lead up either side to the front terrace. All of this is highlighted by the custom ironwork.
The front garden has individual flower beds surrounded by small hedges and planted with decorative plants and shrubs. A variety of flowering, deciduous and evergreen trees make this an interesting and year round garden.
The rear garden is where the working garden would have originally been providing vegetables and fruit to the household. There are older building here that are now used for sheds and storage. Many fruit trees here including, apple, orange, pear, peach etc.
The garden leads around the complete perimeter of the property with the house sitting majestically in the centre.
The area :::::..
This property is located in the Freguesia of Cantanhede in the District of Coimbra in Central Portugal. The village is a good size having approximately 40,000 residents. The village is very well maintained and attractive. There is a cafe within a few steps of the property as well as the old village church. Also in the village is a restaurant and mini-markets. Transportation links are close by.
The surrounding countryside to this village is very picturesque and is surrounded by mountains, rivers, green fields and many lovely and typical Portuguese villages. The people are friendly and helpful and will go out of their way to help visitors to the area.
The property is less than half an hour from the absolutely stunning city of Coimbra where you will find modern and older shops filled with enticing wares. There are all the normal shops one would expect in a city, supermarkets, cinemas, theatre, hospital, parks etc. There is always something going on in Coimbra and the square in the centre of the city hosts many events throughout the year.
The beach at Figueira da Foz is half an hours drive away where you will find beautiful beaches opportunities to surf, and if you wish schools where you can learn a variety of water sports. The town of Figueira da Foz is the second largest city in the District of Coimbra.
It is an hour and fifteen minutes to the airport in Porto and an hour and forty five minutes to the airport in Lisbon.
This is a property that would make a regal and stunning family home for anybody wanting to develop a family 'seat' in Portugal.
It would however be ideally suited for development into a boutique hotel where a business could be developed to provide not only hotel services but also catering to events such as weddings, birthdays, corporate events, etc.
It could also be developed into separate luxury apartments, or perhaps a business centre providing office and administrative services for business owners throughout the region.
It should be noted that any plans to change the use should be confirmed with the local council and a lawyer before proceeding to purchase the property.
