The property is currently registered as an Agriturismo and as such the owners run a small family rental business by letting out the two ground floor apartments. The rental income would be greatly enhanced by the installation of a swimming pool, despite the breathtaking beauty of the surrounding countryside which is perfect walking, trekking and cycling terrain greatly enjoyed by more and more holiday makers. The agricultural annex (built partly in reinforced cement) of 190 sqmts is about 50 metres from the main house (see photo). It could either be refaced in stone which would be expensive or plastered and painted which would be more economical. Two good sized apartments or three smaller ones could easily be created. The approximate cost of converting this volume would be E. 350.000,00.
The small village of Portole where there is a decently stocked shop with seasonal selections of fresh fruit and vegetables, a restaurant/bar and a hotel, is within walking distance. The hilltop town of Cortona is at a distance of 15 mins by car. The whole area, in the hills above Cortona, is renowned for its abundant and beautiful walks, its views out over Lake Trasimeno and its near vicinity to the beautiful and busy town of Cortona.
The nearest airports are Perugia 50 mins away, Florence 2 hours, Pisa 2hrs 30 mins, Rome 2hrs 30 mins. The nearest motorway access is 30 minutes away (A1 Autostrada del Sole – Rome-Florence-Milan). The nearest mainline train station is in Camucia (below Cortona) at a distance of 25 minutes.
