The restauration story of the Bergfritzenhof

The Bergfritzenhof in reconstruction 1993/1994.
Inside the house was totally renovated and equiped with new stair-case, floors, doors and windows.

The rear part of the building was completely rebuilt. The roof covering has been totally renewed.

Were rebuilt the floor insulation and drainage.

The energy is supplied with gas. The modern, newly-built earth tank holds 15 cubic meters of gas. He is regularly supervised by the German TÜV.

The 2. building has been renovated and equipped with a new roof and new base plate.

The Sewage disposal was switched from a tank and is now managed by a completely new pipeline. Since then, the farm is connected with the public sewer.

The original house built in 1905 was in a desolate condition and only 1 storey.
The 2 building additions were completely reconstructed.

The supporting bars in the today's seminar room were doubled and the whole room was equipped with underfloor heating.

The roof got a new cover and adequate insulation.

Thus the Bergfritzenhof got a new "face" and a modern interior.

The technical equipment is described below in detail.

The technical equipment - „Bergfritzenhof"

In this listing I give an overview of the technical and other facilities.

In general:
The House is in perfect shape. There is currently no investment needs.

In particular:
Construction: 20 years ago the House has been restored completely. Only the exterior walls remained.

Roof:
The Roof was completely renewed and insulated (20cm). Enough original bricks are still available, so that any changes are (for example new dormer) are not a problem.

Statics:
The statics of the building have been adapted to carry the new roof construction.

Sanitary:
The House is provided with a tube-in tube system (maintenance-free) / plastic pipes with thicker insulation coating against heat loss. The toilets are wall installation.
There is a second independent water circuit (rain water) for toilet and garden irrigation.
There are 2 x 800 litre buffer tanks for heating and domestic hot water.

Heating:
The (nearly maintenance-free) heating system is based on a ca. 55 kW gas heating installation.
The liquid gas is stored in a tank installed underground outside the House. The boiler was rebuilt 5 years ago. There is still a 11kW stove which is currently not used.

Heating circuit:
In the house are heaters with thermostats in every room.
Two areas are equipped with floor heating, which is individually adjustable with room thermostats (apartment on the ground floor and seminary room/Office) as well as remotely controllable convectors.

Tile stove:
The stove in the kitchen is a basic stove heated once a day in the winter. In the smaller house is a Sweden oven.

Solar thermal & photovoltaic systems:
The already mentioned storage tanks are supplied by a solar system on the roof facing the South-Side.

Even the pool is heated by a large solar plant.
The photovoltaic system is equipped with a separate meter. The resulting current is fed into the general network and is paid annually.

Electrics:
The whole House is completely rewired. The whole system works properly. The main facility is in the basement. Smaller fuse boxes are located on the floors.

Modern additional counter for the individual units were converted in 2012, to allow an individual current account.

Lighting:
Low-voltage cable system or built-in low-voltage spotlights (usually 30W light source). The bulbs were replaced by long-term LED installation.

Elevator:
The elevator is monitored by the TÜV as technical equipment. Meanwhile, a 2-year rhythm of test was agreed because of the good condition and the private use. There is a maintenance contract with elevator Company Otis.

Smoke alarm system:
The main building has a central fire alarm system.
The smoke alarm is can be heard in the entire.
A yellow rotating light on the roof is linked.
Reset is made in the basement.

Air conditioning:
The house is equipped with 6 air conditioners (split system).

Windows:
All Windows in the houses are new and designed as muntin Windows. The glazing and careful installation prevents thermal bridges.

Emergency lighting:
Emergency lighting functions on power failure in all living areas.

Phone and Internet:
Phone- and internet-system are installed (multiple analog connectors), plug-in modules - easy to handle.

TV:
We get our TV program via 2 different satellite systems with very good results. The individual devices are controlled by small receivers.

Outdoor lighting:
Both houses are illuminated automatically by movement detectors.

Swimming pool:
The swimming pool (4x8m) has an own solar heater and it´s 53m³ are filled with reasonable water tariff (connected with the destillery).

Flash unit:
The buildings are protected by lightning rods.

Garage:
The garage is equipped with an automatic, remote-controlled door opener.

Sun protection:
Where it is necessary we have installed electric sun blinds.

Intercom:
The individual apartments are connected with the main entrance via intercom. A door opener can be fitted.

Flooring:
High-quality terracotta and rubber tree parquet with light, friendly character.
Wall tiles (40 x 30 cm) in all bathrooms and toilet´s.

Fitted wardrobes:
In all bedrooms spacious fitted wardrobes are available.

We have the allowance to maintain a 300 litres distillery.
The distillery was renewed in 2007.
