Full description:

A lovely comfortable historic former farmhouse in a large landscaped garden. The main house has 5 bedrooms, 2 of which on the first floor can be separated into a two double bedroomed guest suite with its own toilet and bathroom. There is an attached, fully equipped 2 double bedroom holiday house with its own separate entrance and parking area. The holiday house can accommodate 6 people and has an established clientele and is currently trading.

The main house is currently used as a family home but the flexibility of the accommodation offers the opportunity to let the first floor bedrooms as self contained B&B accommodation or the whole house can be let as a ski holiday base for up to 10 people.

Standing in a sunny position with wonderful views down the Gailtal valley to the Dobratsch mountain, the house is only a 2 minute walk to the Paßriacher Strandbad on the southern shore of the Presseggersee. Hermagor, the main town of the area is only about a 5 minute drive away and the village of Passriach is on a bus route that goes to the town. The Nassfeld Ski Arena is about a 15 minute drive away.

The layout of the main house is:

entrance porch with door into entrance hall, kitchen with Miele appliances, Speiß (pantry) and dining/living room,

staircase to first floor landing and the guest suite which consists of 2 double bedrooms, a foreroom, bathroom with bathtub, washbasin and separate shower cubicle, separate w.c. with washbasin

staircase to second floor landing, living room with feature Kachelöfen which creates a lovely warm ambience and access to the south facing balcony, double bedroom with access to the south facing balcony, double bedroom with access to west facing balcony and a further double bedroom.

On the ground floor there is a large room accessed through the entrance porch. Currently used as a laundry room with connections for washing machine and tumble drier and as a storeroom. The heating room is off this large room and contains an oil fired boiler plus a log burning boiler. The oil tank room is next door to the heating room.

The laundry room has a wide door access on to the east facing covered terrace overlooking the garden.

Outside to the rear of the house are 3 doors which access a storeroom, a gardener's toilet and a further storage room which contains the water meter. The mains water pipes have recently been renewed and the house is connected to the main sewers.

On the northern end of the house is the holiday home with its own access ramp and car parking for 2 cars, a paved terrace and entrance door. The ground floor is largely open plan with a fully fitted kitchen, dining area and living room and door into the spacious ground floor shower room with w.c. and wash basin.

The combined living area of both houses is about 330m² with the holiday home being about 95m².

The grounds of 3093m² are surrounded on two sides by a small stream leading to the Presseggersee and have been landscaped as an English style garden with planting beds, sitting areas, a living willow house, a collection of Acers, Liquidamber, Catalpa, walnut, apple, pear and damson trees. There is a Holzhütte, woodstore, in the garden. A ride-on tractor mower is included in the sale.

There is planning permission to separate off a part of the garden as a building plot extending to 1182m² but the current owners have no intention of splitting the property.

Hermagor

Hermagor, our home town, is the county town and administrative centre for the central Gailtal and the 30 villages surrounding it. It is a small town but has plenty of supermarkets, shops and restaurants. The famous Semmelrock Konditerei, reputedly one of the best in Austria and where everyone meets for coffee and cakes or a light lunch, lies in the central square, the Gasserplatz. Most Saturday mornings there is a Farmers' Market offering local produce including Gailtaler Speck (bacon), cheeses and honey, the produce for which the area is deservedly famous.

The Presseggersee lies to the east of the town and the fabulous Nassfeld Ski Arena is only a few minutes away by car. The area offers endless opportunities for both summer and winter activities with many kilometers of dedicated trails for walking, cycling, horse riding and golf at the Gailtal Golf Club. The area has good road and rail links. The railway runs the full length of the Gailtal valley and offers regular services to Villach from where there are trains to the rest of Europe.

Klagenfurt airport is about a 45 minute drive away with flights to Vienna, Berlin, Hamburg and Köln and it is only about a 1 hour and 15 minute drive to Ljubljana airport in Slovenia with flights from Luton (Wizz) and Stansted (easyJet). Salzburg Airport is about a 2 hour drive.

Presseggersee

Beautifully located amid mountains, forests and meadows, the crystal-clear Pressegger See boasts super clean water fit for drinking and, thanks to the many sunshine hours here, it is one of Austria's warmest swimming lakes.

Nassfeld Ski Arena

The Nassfeld Ski Arena is the ski-resort in the district of Hermagor. It is located at the Nassfeld Pass and offers 110 km of pistes, extensive off-piste opportunities and 30 ski lifts. The Ski Arena caters for all levels of ability from a dedicated and extensive teaching area to black runs for the expert skier.

The Millenium-Express cable car lift, the longest cable car system in the Alps, takes you to the top (1.919 metres) in less than 15 minutes. The ski resort ranges in elevation from 1300 metres to 2000 metres above sea level. There is also a fantastic 'Snowboard Park' with the ultimate half pipe. The Nassfeld has over 220 snow machines for creating artificial snow and ensuring good skiing conditions.

During 2014, work commenced building more lifts to link the Austrian side of the Nassfeld to the Italian side from Pontebba. The work will include the expansion of the skiing area.

In Summer it is a spectacular destination for mountain hiking and cycling and offers more than 1000 km of hiking ways. It also has one of the longest Sommer Rodelbahns (summer toboggan run) in Austria.
