The property is built on several floors as follows: Ground floor with kitchen, living room with fireplace, hall, bathroom and a wonderful veranda which is accessed from the kitchen - great for outdoor dining. Upper floor (mezzanine level) with one bedroom and a second room - upstairs hallway - which one passes through to access the bedroom. The lower level, registered as store rooms, has 2 rooms, one of which is a double bedroom, a bathroom and a boiler room. Accessed only externally, there is also a garage.
From an energy point of view, the house is self sufficient, the owner having installed a large photovoltaic system (6 Kwh), central heating with heat pumps / LPG and fireplace; the property has its own well with water of a crystalline quality, it overlooks the valley, is perched on a hill with excellent exposure to the sun, has no security problems, has a telephone line and a very fast Internet connection and enough space to build a good sized pool.
Although private, the house is not isolated. There are one or two other houses in the near vicinity. The surrounding area is wonderful for walking and even cycling (if one is very fit or very determined!). It is also a very friendly area where locals mix with foreigners. In fact, three or four times a year local 'festas' are held in the nearby village to which everyone is invited.
Cortona is at a distance of approx. 20 minutes. It is a winding, mountain road, but it is usually empty. The beauty of the journey can often be the most relaxing part of the day. I should know after living up here for more than 15 years!! Spectacular views out over Lake Trasimeno still awe me today.

Pleasant, intense, hard-working, healthy and harmonious days providing peace and inner maturity, in the green and in the silence of oak, chestnut, cherry, apple and elders, surrounded by the yellow of gorse and the sun or the white of snow and the moon, with a sky of azure, celeste, blue, wonderfully full of stars ... with the transparency and lightness of a water that fears no comparison in its unique purity. We have re-colonized this part of the Earth: we bought it abandoned and have turned it into an oasis, easily accessible (we never needed a 4x4) with fast internet and satellite for every modern convenience .
As is the tradition with old farmhouses, it is cool in summer and warm in winter. The solar panels provide hot water and the photovoltaic panels produce sufficient energy for the year (8000 kWh/year). Nor do we suffer from the cold with our open fireplace, gorgeous when lit, and the wood stove as well. Sheltered from the cold wind of the Tramontana, but well exposed to the sun, in a dominant position in the cool of 800 metres altitude, when our son was small we had an above ground "pool" for the summer. It would be easy to build a proper pool or to install a large hydro-massage tub. Frogs, crickets, cicadas and deer and badgers, hawks and swallows in flight making a continual party around us. "

i) Initial contact: Our first necessity is to understand and interpret your criteria. We do this by asking for a 'wish list' of what you are ideally looking for and what sort of budget you can comfortably afford. We then forward you suitable properties and continue to do so until you have perfected your choices and are ready to make a trip out and view.
ii) Itinerary: On the basis of the properties you have picked, we will organise an itinerary and appointments. Ideas are often clarified during viewings and so we are always prepared for a change in schedule and viewings of alternative houses.
iii) Transparency: As an agency we don't just highlight good points of a property. We will also inform you of what we consider negative aspects either in the short or long term. Your pocket is just as important to us as our reputation!
iv) Collaboration: We work with a number of local and international agencies in Tuscany and Umbria and can source properties for you across these two areas. In this instance, we would accompany you to all viewings, act on your behalf in any negotiations and undertake all necessary searches. There is no added cost to you for this service because we work on the basis of a split commission with the associated agency.
v) Documentation: After the viewings, we provide you with all pertinent technical information regarding those properties you are interested in i.e. floor plans, measurements and land maps. We also calculate the purchase costs, annual taxes and notary fees so you are fully up to speed with what costs you would incur if you chose to buy.
And should you decide to take the plunge, we will:
vi) Organise a survey (cost E.500 + VAT), to ensure the property conforms to all local and EU planning and building regulations.
vii) Provide advanced estimates of any works you might want done (i.e. installing a pool, kitchen, bathroom) so you know what your total outlay might be.
viii) Assist in negotiations and establish terms, conditions and timelines to satisfy all parties.
ix) Take you step by step - together with our registered Italian notary - through each legal phase of the purchase thereby removing the necessity and added cost of an international lawyer.
x) Provide written translations, in English, of the survey and all ensuing notarised contracts.
xi) Establish methods and means of payment with any deposits held in escrow by the notary.
xii) Transfer all utilities into your name and assist you any way we can with your move, including the organisation of any works that might need to be done (from decorating, to the installation of wi-fi, air conditioning etc… to a complete restoration) or simply finding you a caretaker, gardener, cleaner etc…. to maintain the property in your absence.
