Villa La Chamade is located in the PARC NATIONALE PRE-ALPES, COTE d'AZUR.
It was constructed in1988, in the traditional Provence style with exterior walls 36 cm thick, tiled roof, on a half acre plot (2000 sq m) of wooded hillside, with a spectacular view of the Esteron river valley. The land surrounding the property at the front, rear and poolside cannot be built on thus ensuring continued privacy.
The oversized floor to ceiling sliding glass doors off the living areas maximizes enjoyment of the view of the valley and the mountains.
This property is connected to the mains water supply operated by Veolia, and connection to the new mains sewage system was completed in 2013.

The total accommodation space is 180 sq m and floors are tiled throughout with the exception of carpeting in two rooms in the upper level

The Front entrance leads into a hallway, which provides access to the kitchen straight ahead, the lounge to the right and a separate w/c to the left. There is spacious storage in the hallway behind three full height and deep cupboards. A corridor to the left leads to the bedrooms, bathrooms and upper level.

A cozy sitting area off the kitchen and dining area overlooks the terrace and the view provides a comfortable place to read, relax or enjoy watching the birds or eagles.

There are two bathrooms, one with tub / shower, wash basin and bidet; and a 4 piece (toilet, wash basin, free standing shower and tub).

There are three large bedrooms on the main level, one bedroom with French windows opening on to the terrace and two bedrooms with French windows opening on to the pool area. Currently these three bedrooms include a double, a queen and a kingsize bed, as well as lots of storage space. Double glazed windows have been installed in all bedrooms.
All windows have wooden shutters. The large sliding windows to the terrace have electric Roller Binds.

Leading up between two of the bedrooms is a set of stairs to the upper level.
The second floor or attic is divided into 3 sections. This area has attic ceilings and is fully finished with tongue and groove pine wood panelling. At the top of the stairs is a small study and seating area. Through French glass doors, is a large room with built-in closets and double bed used as occasional bedroom. It has a built-in skylight.
Through another set of French glass doors is a large laundry area, with a double stainless steel sink, under sink cupboards, hot water tank, a standard size washing machine and generous drying and storage area. There is carpeting and tile flooring in the upper level.

Returning to the ground floor you step out to the large terrace (35 sq m) which has black wrought iron railings and lockable wrought iron gates leading to the driveway, garage and the pool. A covered metal arbor provides shade in summer for dining, relaxing and entertaining anytime of day or night.

Turning to the left off the terrace you enter the pool area.
The kidney-shaped 7m long saline pool is completely private, and accessible from two bedrooms, as well as from the terrace. All access to the pool area can be locked and the pool is equipped with an AFNOR approved pool alarm system. The pool area is equipped with sun lounges, mattresses, umbrellas, table and chairs.

The property sits on a terraced hillside, and the garden areas above and below the villa offer great possibilities. The gardens in the immediate vicinity of the villa has been cultivated with lots of flowers and shrubs in tubs as well as in the ground. A covered pergola offers yet another sheltered shady seating area ( table and chairs) surrounded by shrubs and flowers to read or pass the time away. There are two decorative water faucets located in the drive and beside the pergola. Other faucets are in the pool area and two more in the upper garden.
There is outside lighting along the drive, in the garden, on the terrace and the pool area so that all areas can be enjoyed in the evening.

At an altitude of approx 550 meters, "Villa La Chamade" is located on a private road, off Rte D217, between the villages of Pierrefeu and the "Vieux Village" of Pierrefeu, circa Roman times.

Pierrefeu, located on Rte D17, is in the heart of the beautiful Esteron river valley, surrounded by mountains some reaching 1500m. It is situated above the ESTERON River which is unpolluted, and ideal for swimming in the numerous pools that exist along it. It is a tributary of the Var River which reaches the sea by Nice Airport.

Pierrefeu faces south and overlooks the picturesque Esteron River valley with heavily wooded hills on either side, unspoiled by any construction.

Pierrefeu enjoys a "micro-climate" which generally ensures dry heat in the summer (rarely above 30-32C) and night temperatures in winter are seldom below 0C.
On a sunny day, of which there are many right up until Christmas, the temperature soon rises sufficiently to allow you to sit, soak up the sun, and enjoy a simple meal on the terrace or pool courtyard. In February the first bulbs begin to push their way through the soil and some of the shrubs start to flower.

Pierrefeu is 25 miles (40 kms) from Nice's International Airport, and around 30 miles (48 kms) from Nice's railway station with it's high speed trains (TGV). The City centre which is full of life, has excellent shopping facilities, restaurants, opera, concerts, exhibition halls, museums and casinos.

The principality of Monaco, Cannes, the beautiful Esteral coastline with its ochre-colored rocks, and the Italian Riviera are within easy reach. There are number of ski resorts about 1 1/2 hours drive away.

The valley offers interesting walking, hiking, mountain biking, canyoning, and picnicing and safe bathing in the river pools, as well as sightseeing and dining in its many ancient rural hilltop villages (Villages Perchés).

Small grocers, bakers and butchers shops are located in the villages of Gilette and Roquesteron (15 mins) and several large supermarkets are conveniently positioned at Carros (30 minutes) and Lingostiere (35 mins).

From this quiet, undiscovered rural paradise, the beaches and 'night spots' of Nice, Cannes, Antibes, Monte-Carlo and Juan-les-Pins can be reached within an hour.
The Italian border is an easy hours drive.
