Full description:

The apartment is about a 5 -6 minute walk from Lake Garda itself in the region of Lugana therefore you are just outside the main tourist area yet near enough to visit if you want to and 10 minutes from the start of the larger town of Sirmione which is an old Roman Spa town, accessed through old gated archway. It is fully pedestrianised the only vehicles allowed in are for those few residents and hotel guests.
It is full of shops, restaurants, ice cream parlours, bars to sit and watch the world go by and spectacular views.
It is a main port for the ferries that run to all parts of the lake and has a spa treatment and wellness centre, roman ruins and hot springs just of the shoreline.

In the lake you can swim, wind surf, hire boats, get boat rides and hire pedalos.
If you prefer to stay at home then the pool complex is amazing, with a Jacuzzi, children pool and a lifeguard from June to end of August, so those with children can relax and enjoy the brilliant weather.
The other residents are friendly and arrange the occasional evening barbecue if you want to join in.
Included will be all of the furniture, linen and 6 bikes, sun beds etc.
The whole area is very bike friendly with cycle ways all over.

You can access Verona and Venice from the train station in Pescheira which is 20 minutes away.
Gardaland, water parks, zoo and other attractions are all 25 minutes away by car.

We have kept the apartment up to a high standard of repair and cleanliness.
There are 3 bedrooms, one master which has a Super King-size bed, wardrobes, dresser and lovely balcony to enjoy the afternoon sun with a glass of prosecco.
The second bedroom has two single beds (could be a bunk bed) and wardrobe.
The third bedroom is a "tower room" accessed by an electric staircase (retractable) which provides sleeping for 2 single beds, TV, Xbox and great views.
The bathroom has a walk in shower, toilet, bidet and a washing machine.
Heating and hot water is provided by an on demand gas boiler.
The apartment has full central heating, which is hardly ever used.
The apartment has been prepped for air-condition, all of the ducting and vents are in, we have never felt that we needed the aircon itself as we have high-vaulted ceilings, metal shutters which you keep closed during the day and fans for the rooms.
The apartment can receive Wi-Fi, we have a unit we top up when we go there.
There is cable TV as well with TV points in two places in the living area and also all of the bedrooms and the tower.
The living area comprises large modular seating units, table and 6 chairs and a fully fitted kitchen including dishwasher, oven, microwave, fridge-freezer storage cupboards and full cutlery, crockery etc.
This leads onto a balcony where 6 people can be comfortably seated to enjoy dining al fresco, with views of the pool area and the mountains.
There is a built-in open barbecue as well.

We have treated it like a second home so have kept it in good order.

The area is beautiful and unspoilt and about 90% of all people there are Italian. It is where they go for the summer, so the area is not spoilt or prices loaded for tourists.
There are local markets weekly, communal evenings (if you want) church and local shops.
There are supermarkets and hypermarkets as well as fashion outlets nearby if required.

Everybody who visits or stays loves the location.

There are many fantastic restaurants either within walking distance or a short car drive away.
Within approx. 45 minutes you can be in the mountains heading for Monte Baldo from where you can see the entire lake, people ski there in the winter and Trento is near there as well for skiing.

We have successfully let our apartment for many years during the April-September period so this could continue.

The area is all very suitable for families with children or adults who prefer a quiet relaxing holiday, the choice is yours
