Property Description
The farm estate "CASALE ISOLA VERDE", for sale in Umbria, is located between Perugia and Marsciano, reached by a 4 km of gravel road that has been very well kept. The restoration of the farmhouse complex was done to perfection in the early 90s under the guidance of an architect, also the owner, who adopted design solutions in step with the current standards and the needs of contemporary life.
This is an old rural farmhouse certainly born from a watchtower of an ancient outpost, as evidenced by the large walls of the central body of the house, well preserved. However there are no constraints on the farmhouse and it is considered rural house, by the buildings register.
The structure consists of a main house that hosts an annexe with separate entrance plus a remodelled barn that now boasts two small independent units of 60 square meters each.
The restoration was carried out using recovered materials so as to preserve the original style and character of the houses; so beautiful when done in local stone.
The quality, modernity and style of the intervention is also demonstrated by the publication of the news, of the renovation, in some well-known magazines in the furniture and architectural spheres.
The main house comprises, on the ground floor: entrance hall, large living room with thermo-fireplace, kitchen with important kitchen island done in masonry and a large area with sauna, double shower, Jacuzzi and foot bath. All tiled in blue mosaic, this wellness area has two external exits that lead to the pool of 15x3 meters. The living room also looks out on this south side, the shaded front porch, a dining table made of stone and wood-burning oven.

Also on the first floor, a cast iron wood-burning stove provides supplemental heating to the existing under floor heating throughout the housing complex. Beautifully preserved is the old entrance to the first floor and its stunning and evocative external covered staircase, furnishes the front of the property; a characteristic quite atypical for Umbria.
Entering the house, you are greeted by large environments, bright and very airy, unusual in rural type buildings.
This is one of the peculiarities of the renovation project; the large entrance area of the main house includes: living room, dining room and kitchen. Dominating this area is the thermo-fireplace that provides energy for heating.
The veranda towards the area surrounding the swimming pool boasts a wood stove and large dining table, allowing wonderful summer days and evenings to be enjoyed outside.
Also on the veranda and overlooking the pool is the annexe, with independent entrance, composed of: a living room with fireplace and double bedroom with bathroom.
Among the useful services we find the: outside the cellar, a technical room, a wood shed, the external wood-burning oven, the barbecue built in stone, all easily accessible from the outside as integral parts of the house.
From the restoration of the former barn two units were created. On the ground floor, with entrance from a wonderful panoramic terrace overlooking the Tiber valley, from Perugia to Todi, we find a studio apartment with fireplace in the living room with kitchen corner, utility room, bathroom and bedroom.
On the first floor, accessible from the theatrical stone and brick staircase, we find a second apartment on two levels with two sleeping areas, a living room with kitchen corner, eating area and a bathroom. This unit also has a woodshed accessible from outside plus the boiler room in the basement with laundry.
The lands sold with the complex covers an area of approximately 44 ha, including evergreen forest of holm oak and olive trees. Over 700 olive trees are cultivated to produce the prestigious extra virgin olive oil. The gardens around the house are kept as lawns, rose bushes, herb gardens, almond trees and fruit orchards with trees like cherry, mulberry, apricot, apple, walnuts, loquat, persimmon, all well integrated with the surroundings without the sin of artificiality.
The area around the house and outbuildings is fenced and equipped with a two gates, one of which is an electric gate; the other gate is used for access to agricultural vehicles.
Completing the property is a small brick outbuilding, former hen house, and a shed-garage for the agricultural machinery of 80 square meters.

State of repair
The house with its three annexes represents a multiple dwelling that is warm, welcoming, open, bright, and airy.
All finishes are of excellent quality; insulated roof, rainwater collection tanks, 2 private wells, stone facade walls, terracotta floors and handmade terracotta tiles, plus the beautiful blue mosaic blue in the main house.

The bathrooms are very carefully done. The project of under floor heating for all housing units by 3 energy sources: wood-burning fireplaces, gas and solar panels.
The units of the former barn have been designed in a more modern style full of vibrancy and colour. Unique flooring done in multi-coloured mosaic, the windows are done in bright green aluminium for the double glazed windows, finishes in oak for a pleasant and refined enjoyment of rural living environments.

Three large cisterns collect the roof rainwater of the main house; this water is then repurposed for watering.
