Full description:

This is an unusual and absolutely charming property! Located in a tiny hamlet and within a few minutes walk of the village of Triana which has a supermarket, chemist, school and several bar/restaurants, plus sports facilities and public open air pool.

The little village is located on a hillside, and there are two communal parking areas from which little steps take you through the village to each of the cottages within the hamlet. There are lovely views from the house, overlooking the hills to the North and the riverbed.

A garden gate leads into a beautiful South facing garden with pretty tiled terracing, plenty of flowering plants and shrubs, rustic tables and chairs and a lovely covered terrace of 5.5 x 2.25m with built-in seating and lovely views. A few steps lead down one side of the terrace to a lower patio area, also very pretty, where there is access to a downstairs room, currently used as a store. This room is around 4 x 3.5m.

From the covered terrace, traditional double wooden doors lead into a long living room (9 x 3.25m) with a true 'wow' factor! The high, sloping ceilings have traditional beams and cane finish, and there are thick walls with alcoves for shelving, a built-in seating area, and rustic floor tiles. A huge open fireplace makes a cosy hearth for the Winter months and above, at the far end, a wooden, narrow spiral staircase leads up to a little mezanine area, ideal as a TV or reading area. The mezanine area has a door leading out onto a large flat roof to the North which could be finished as a roof terrace in an L shape, with lovely views.

As one enters the living room, there is a large, wide archway to the rear of the living room leading into a spacious and beautiful kitchen/dining room (5 x 3.5m) with a log burning stove. Here is also the door to the only current bathroom, which is a 'wet' room (shower over floor with drain in the centre, plus WC and wash basin). However, the door from the kitchen leads out to the North terrace, where there is space to extend the bathroom significantly if required. Once again the kitchen/dining area has high beamed ceilings and has a lovely, family feel, with plenty of space for a large family dining table, as there is currently.

Back in the living room, at the far end, under the mezanine, are two very pretty and original, round-arched wooden doors, currently each painted in a bright colour, leading to the first two bedrooms. The yellow room is 5.25 x 2.5m plus built-in wardrobe. This lovely room has two sets of wooden windows with shutters, overlooking the South terrace garden. The green room is 3.5 x 3.5m plus built-in wardrobe and has a window overlooking the North patio and the land.

The third bedroom (the pink room) is just to the left of the living room as you come into the property, and has wooden doors over a little balcony with lovely views, plus further large wooden window with shutters. This lovely room is 4.25 x 4m, with pretty alcoves in the thick walls, and, as in the rest of the house, high sloping beamed ceilings.

There is a good plot of land beyond the North terrace with little steps leading up. It is on terraced land and there is plenty of scope for adding a pool and making this area into pretty gardens, vegetable plot, planting fruit trees, etc.

This is a most delightful property with so much rustic charm and style! It is in the best area of Southern Spain in terms of warm climate, surrounded by mango, avocado and lemon trees, only a short walk from facilities, 10 minutes from the historic town of Velez-Malaga and 15 minutes from the coast. The hamlet has a community of mixed nationalities and is peaceful and quiet.
