Location
The small village of Radetići lies about 12 miles from the west coast of Istria. It is a similar distance from Istria's two important cities, Poreć and Rovinj. Both are historic walled towns dating back to the Romans, with small winding streets, museums and galleries. The airport of Pula is about 27 miles away (Ryanair, Thomsonfly and other airlines; 35 minutes by car), and Trieste airport about 70 miles. There is even a ferry to Venice. In the immediate area there are numerous original inexpensive Croatian restaurants and pizzerias, the excellent fish restaurants on the Limsky fjord are close (about 6 miles away), and for special occasions high-class restaurants in the heart of the famous northern Istrian truffle country. The whole Istrian region has a strong Italian influence, and its picturesque historic towns, olive groves, vineyards, and lavender fields provide a peaceful idyll in a strongly developing tourist area. It is not surprising that a large number of luxurious properties have been developed in and around Radetići, whose owners value the peace and tranquillity so highly. The gentle and attractive landscape has made the area very popular with cyclists of all levels, using the network of country lanes.
The villagers are very friendly, open and helpful. We are only selling because we are buying a larger property, within the same village. Our main homes are in England and Germany, and we would be happy to help if needed with questions on renting, maintenance and care of the house during your absences, and advice on reliable local tradesmen, administrative procedures and utilities. Istrian customs are simpler and more welcoming to foreign owners than many other countries. Some of the local population speak English and German, and nearly all speak Italian as well as Croatian.

Viewings and Rental income
Viewings can be arranged at any time at short notice. The house is very suitable for renting, with its two bedrooms, modern bathroom, and additional toilet facility, and could in the high season with full occupancy generate a total rental income of 4-5,000.
Annual running costs are very modest. Total annual costs of electricity, water, and local tax were about 250. This is based on a few weeks used by the owners, and about 4 months rental use over the high season.
