Daskot, with it's growing international community, is in the central part of northern Bulgaria and is about 35 km north-west from the city of Veliko Tarnavo. It is a large village with two shops, bars and a post office. The village is located 7 km from Pavlikeni, the centre of the municipality. In Pavlikeni there are many shops, supermarkets, bars, cafes, a large weekly agricultural market and a railway station. The property is about 500 meters from the village center and benefits from being situated on the edge of the village overlooking open countryside and farm land, here there is an opportunity to graze animals, make hay and forage. The house is approached down a tarmac road flanked by walnut and mulberry trees with views to the neighbouring village of Gorna Lipnitsa. Entry to the property is gained through large wooden gates set in the center of the barn providing covered parking for one vehicle and leading onto a stoned area. The total barn area is 120 sq m, and measures 30 m end to end, and is 4 m wide, the enclosed barn measures 7 x 4 m and could easily be converted into extra accommodation. There is a summer kitchen and seating area providing welcome shade from the summer heat, there is also room for a work shop. The lower end of the barn is currently being used for a chicken pen, rabbit housing and a goat house. The path to the house has a lawn on one side and a vegetable garden on the other. There is a variety of fruit trees, perennial plants and herbs with ample space for the green fingered amateur or professional gardener to enjoy the long growing season. There are plenty of places to sit and relax in this garden, the belvedere, covered by a grape vine, is a particularly peaceful place to sit and while away a hot summers day looking over the unspoilt countryside. The well provides easy access to water for the many plants. The main growing area is separated from the house by a hedge which includes cherry, plum and mulberry trees with access through a wooden gate. This area measures about 5000 sq m and has a tap supplying mains water, there are numerous trees surrounding this area which, by pollarding, can provide the bulk of the fire wood for the house. There is a separate building which at present is used as a pig sty and a chicken house with extra room for storage. The house, built in 1947, has been renovated to a good standard and has up to date electrics and plumbing. The total internal space measures about 177 sq m with an extra 44 m provided by the large terrace which is accessed from the kitchen or the living room. This is also a wonderful place to spend some time especially on hot summer evenings star gazing, enjoying your favorite music and a good Bulgarian wine. The ground floor consists of a main bedroom with dressing room and large shower room, second bedroom with en suite shower room and a quest bedroom. There is utility room, hall with stairs leading to a landing with access to the porch, and the main entrance door. There is a living room with log burner which provides heat for the central heating. Also there is an office or study, toilet and a kitchen. For the last 6 years this has been worked as a self sufficient smallholding and provides an excellent opportunity for the buyer to continue to pursue this kind of life style, there is plenty of room for more live stock and possibly the chance to purchase more land close by, as with most things there is always room for improvement and there are many projects which could still be done. The location of the property is particulary important and may only become apparent upon viewing.
