There is a beautiful heated salt water swimming pool complete with pool house containing a summer kitchen, Wc & shower room. There is a pool machinery room with very modern filters and a top of the range air heat pump which produces an output of approximately 24 kw of pool water heating from an input of just 4 kw of electricity which can operate in the cheaper electric tariff at night. The swimming pool is very private and offers stunning views over Mirepoix and beyond.
The property was built upon the foundations of the original Chateau in the 1960s to a very high standard and has none of the usual disadvantages of large French properties. It is less than 1 mile (1.5 km.) to the beautiful medieval market town of Mirepoix with an excellent fresh produce market each Monday, numerous excellent restaurants, a well-stocked "Super U" supermarket and a good selection of other retailers.
The kitchen is new (2011/12) and of a very high standard. There is a large electric induction hob with extractor, a highest quality Neff/Siemens 4 piece Oven Suite (2 ovens, steam oven, microwave). The Samsung American Style Refrigerator/Freezer is accompanied by a small long term freezer. Adjacent is the large Laundry/Utility room with a Miele Laundry and Bosch dryer. Further on, there is a large linen store with extensive fitted cupboards. A separate passage leads to the guest cloak room and the formal dining/sitting room - this is a very large and beautiful room with gas fireplace especially suited to entertaining.
From the kitchen is a door to the informal sitting room/dining room with a fine hand moulded ornamental ceiling and marble fireplace and built-in wood burner. This is double French window access to the terrace. Then, there is the "Petit Salon" which has a fine fireplace, also with access to the terrace. This leads to the main hall which is a sensational double height galleried and a most interesting decorative painted wood beamed ceiling and again access to the terrace. Then one goes through double doors to the fantastic double height library/study with spiral staircase to the galleried and shelved upper floor with silk ceiling - most unusual and a real pleasure to see. The ground floor is cool in the summer with seamless outdoor access to the terrace and beyond. In the winter the wood fires, central heating and views of the snow-capped Pyrenees combine to create an especially warm and cosy atmosphere.
The bedrooms are very cleverly divided - accessed from the main staircase is the master suite comprising two bedrooms a lobby with cupboards and two lovely bathrooms. Then, one can continue around the main gallery to access the other bedrooms. There is a large central sitting room with a kitchenette and this leads to three bedrooms and two bathrooms (one en suite). There is then another door that leads to the landing of the second stair case which has a single bedroom and stairs down to the passage from the kitchen. It also has the main fire hose which is a great safety feature. This arrangement means that children and guests can go to their rooms at any time without in any way disturbing the master suite and have an informal area for "a cup of tea" without going to the main kitchen.
The central area also gives access to the loft area via pull-down stairs. The loft area is mostly floored and spacious. There is access to most of the roof and the extensive modern insulation.
The basement area is very extensive and contains a studio flat with a shower room and kitchenette; a panelled office with extensive storage; fuel tank room, boiler room with newly installed double oil-fired Ideal Standard boilers with electric immersion heater; a separate fuel tank room with 3,000 litre tank with exterior filling port. There are also two log stores (one with an exterior entrance). This leaves a large workshop and garaging for 3 cars.
There is a very sophisticated satellite and terrestrial Tv distribution system with a television outlet point in nearly every room in the house. However, the important point is that a different program can be watched from each point. This is an expensive and unusual feature.
The main gate is electrically operated and has Cctv and audio. It is linked to the main house and to the cottage. All the garages have electric overhead doors with remote control.
The south facing main terrace was completely repaved with new concrete sub structures reinforced with iron bars in 2014. All ground floor windows have working shutters with security bars inside. Upper floor windows have built-in pull down fly screens and many of the windows in the house have double-glazing.
There are two very modern fan-assisted wood burners - the one in the two story galleried library/study and the one in the informal dining/sitting room each producing more than 8 kw
Extensive renovation and landscaping has been done by the owners including the construction of a large staff "Eco" cottage with private garden and two very large garages with one suitable to house a motor home. The staff cottage has a double height reception room, full sized kitchen/dining room, downstairs utility room and wc. Upstairs, a large bedroom with full walk in wardrobe and large bathroom. Direct access out on to private garden with terrace. Completely private from the main house. Income generating opportunity to use as a truly luxurious Gite or to attract and retain the right sort of staff.
The estate has been professionally maintained and there is a good fence dividing the parkland from the forest which has many deer, hares and even wild boar!
Please note that in the aerial photo the orangery has been replaced by the new staff cottage.
This lovely Chateau is situated on a south facing wooded slope which is in the best area of Mirepoix and considered as "Green Belt". It is 43 kms. Pamiers is 24 kms and serves a wide area with every possible requirement. There is an excellent hospital in the deparmental capital of Foix, 40 minutes away and for interest there is also an excellent hospital at Lavelanet which was built by the doctor who designed the Chateau! En route to Lavelanet there is also an international go-carting track.
The nearest ski station Mont D'Olmes is only 25 minutes and really good skiing can be found in Ax-Les-Thermes which is 45 minutes away. Andorra is 80 minutes away and offers tax free shopping and fuel. There are numerous hiking and biking trails in the local area and the Pyrenees offer both skiing and white water rafting activities to rival the Alps. In fact, the late season skiing is often better in the Pyrenees especially for ski touring and off piste
