A large 14th century 'ferme manoir' with two floors. The present owners have lovingly restored this property from a ruin in harmony with the history of the building. It is built with granite walls a yard thick in places and comprises a large sitting room with immense fireplace and gallery, 5 bedrooms, 2 bathrooms, fitted kitchen, study, laundry, large workshop and parking area. The internal construction of the main house is hand made in chestnut and local pine, as originally used and made in the design proportions of the Middle Ages yet with the practicalities of today.

The house is situated in the country tucked away in a culture-de-sac on the edge of a quiet hamlet and yet only 30 minutes from the beautiful beaches and cliffs of the North Brittany coast.

The house comprises a main section and a family or guest section and so is very adaptable for a number of different situations. In the main section, the sitting room (6.5m x 6m) is open to the roof with a surrounding gallery affording access to the family area. The kitchen and the principal bedroom are each 6m x 6m. The bathroom and study are 2.6m x 6m with clothes cupboards and a WC and shower in the bathroom.

The family section is accessed via the sitting room balcony which leads to a landing, the main double bedroom, bathroom and WC. Stairs down to the ground floor lead to two double bedrooms and secondary access via the laundry. Stairs up from the first floor lead to a large bedroom.

Power, water and sewage installed new 2003/5. In the main section there is a large and powerful wood burning stove in the sitting room. The kitchen has gas for cooking, heating and all hot water. The family section has electric hot water and heating which are independently supplied so can be 'closed down' for economy.

Wood store. There is a large covered wood store close to the house with garden tool area.

Gardens. In front of the house the garden has two small lawns, herbs, heathers, shrubs and roses. The rear garden, in order to reduce maintenance, is principally lawn and fruit trees with a small stream, ponds and poplar trees in the lower section. Fields abut the rear garden.

Possibility of restoring a ruined attached dependence as a garage and workshop and converting the existing workshop (6m x 6m) to be another ground floor room in the house, adjacent to the kitchen.

5 minutes to village shops, 15 minutes to the town of Lamballe, 30 minutes to the coast. 40 minutes to the ancient town of Dinan, 50 minutes to Rennes and St Malo.

Excellent transport position. From Lamballe TGV to Paris. From Rennes TGV Paris and others as far a Strasberg. Flights from Dinard airport, 40 mins. away, to UK once or twice a day. From Nantes international and internal flights. From Dinard, Rennes and Brest flights to Channel Islands, Southampton, Exeter and Bristol. UK ferries available are from Roscoff to Plymouth and St. Malo, Caen or Cherbourg to Weymouth, Poole and Portsmouth.
