This area has a true historic and architectural heritage and it’s famous for its lively atmosphere.

It is located approximately 20 minutes from the airport and 25 minutes from Toulouse town centre.
An impressive chateau overlooking Levignac, near Toulouse, at the foot of the glorious area of the Pyrenees.
This exceptional property has many excellent benefits such as a large family home currently used for the owners accommodation, an established business with existing long term clientele and opportunity to further develop outbuildings.
The chateau comprises a five bedroom owner’s accommodation together with 17 self-contained apartments with kitchenettes and en-suite bathrooms within 2.2 hectares of landscaped gardens.
If you are looking for a change of lifestyle with an existing business, this is the perfect investment.
This impressive chateau offers accommodation for both the owners and guests. The central and main part of the chateau on the ground floor is the owner’s accommodation. It is approximately 400 m2 of living space, has five bedrooms in typical Napoleonic style, two bathrooms, large kitchen/diner with large fireplace, gas hobs and electric oven, large veranda reception area with desk and PC, together with access to the basement.
The hotel part of the property offers 17 income generating studio apartments (one containing two bedrooms, kitchen and bathroom with bath and shower, approximately 90m2 in total), each containing a very large bedroom, a kitchenette, TV, microwave, and en-suite bathroom. The apartments are on average 40 m2 and half of them can fit in two double beds comfortably. In addition to this, there is a resident’s lounge with traditionally decorated Toulouse brick wall and has a TV, pool table, table tennis and table football.
The 17 studio apartments provide a generous income with established clientele from Airbus.
Set in 2.2 hectares, partly landscaped gardens, woods and lawned areas, with a swimming pool and large outbuilding
The hotel is busy all year round and has run as an established business, for over 11 years. The hotel’s guests are predominantly English speaking (around 80%), mainly from Airbus, on mid/long term lets.
In addition to this the hotel is busy with tourists, people visiting families and people stopping off on their way to and from Spain. There is a good weekend trade due to many people moving to the area from all over France who have family and friends visiting them. The current owners tend to accommodate long term guests.
There is currently a steady income, which has potential to increase if new owners wanted to develop the business and turn it into a boutique hotel, add a restaurant and banqueting facilities. There are often enquiries to use it as a wedding venue.
The hotel has been up and running since 2002; it was bought by the current owners in May 2008.
Currently this is set up as the owners’ home and the business is rented from the house. Most cleaning is done on a weekly basis and is managed by the current owners.
Further information on the running of the business, turnover, Bilan (yearly accounts) can be provided.
The hotel has produced a turnover of approximately €130,000 per annum for the past two years.
Development Potential (STP)
There is the potential to develop the business and turn it into a boutique hotel, add a restaurant and banqueting facilities. There are often enquiries to use it as a wedding venue.
There is also potential to develop more on the second floor. There is an extremely large basement, used in bygone times for making and storing wine and cattle, with a wine press and a well.
Outside, there is a Hangar of approximately 400sqm, with an external covered area ideal for development (STP).
History of Chateau de Faudade
The building dates back to Napoleon times, 19th century, and it used to be a “Maison de Maitre”-Manor House, which would have produced wine- Levignac (vigne= wine) so a wine-growing region.
The site area extends to approximately 2.2 hectares (5.43 acres).
We understand the property has mains electricity and water. There are two sceptic tanks that are filtered and drain into a communal ditch, following guidelines.
