Part of a very grand and important palazzo dating from the 1700's, this apartment enjoys a wonderful location being only moments away from Arpino's main piazza and presents a wonderful opportunity to restore and personalise to your own style.
The present owner has initiated restoration work on this apartment; the main bathroom has been plumbed and some electrical work has been completed. The entire palazzo was fully re-roofed in 2014, and the facade has been re-plastered and beautifully restored. The apartment is will need some structural work, which has been quoted at approx. 30,000 euros.
A private entrance door from the street leads down a fabulous long stone, arched walkway into a private and secluded garden courtyard, bordered on one side by a stunning rock face scattered with wild caper plants.
Opening up on to the courtyard is a cantina that, once restored and properly ventilated, could make a great summer room or perhaps even a guest bedroom.
The courtyard also features a working stone well and a small grotto area, which could become another dayroom or a place to store away your summer furniture . A stone staircase takes you up to the apartment's main entrance.
The original high coffered oak panelled ceilings are unusual in that they have been beautifully painted with ornate designs. Once cleaned and restored these ceilings will be absolutely stunning. Another lovely feature this apartment has is the antique floor tiling which remains in very good condition, just awaiting polishing to restore its original beauty.
The central kitchen/ dining room has a space and a chimneyin place for a fireplace, possibly a Tuscan style open grill, and leads directly on to the spacious main living room of the apartment. With two sets of windows facing the front of the palazzo, this room leads onto another large adjoining room that could become the second bedroom and study, or perhaps, a separate dining room. There is space enough to install a smaller second bathroom here as well.
The large master bedroom features a very grand fireplace and has windows opening out onto the courtyard below. Should you wish, our master builder Claudio Cinelli says this window might be opened up into a French window with a small balcony, enabling you to enjoy the view of the courtyard garden as you wake up each day.
Plumbing has already been installed in the designated bathroom, which will lead off from the main bedroom and also from the home's living area.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
