The house has been designed as a four bedroomed, four bathroomed house with an additional bedroom/study. On the ground floor there is a kitchen, leading out into the garden, a dining room, utility room, a study (or fifth bedroom), a bathroom and a large ensuite bedroom.
On the first floor there is a living room from which one can access a large balcony, one ensuite bedroom and two other bedrooms which share a bathroom.
The interior of the house was designed by the owner some years ago when a variety of building restrictions were in place. Since then, a number of these restrictions have been removed. For example, one can now put in windows more or less where one wants. This would make a dramatic difference to the two windowless bathrooms. The layout of the interior could also be changed (providing perhaps fewer, but more spacious rooms) if it is just a question of removing some non-structural dividing walls.
In fact, the final stages of the renovation were done in order to allow a future buyer the maximum possiblity of personalizing the house, without losing the benefit of the works already done. For example underfloor piping for the electrics and hydraulics have been halted at the entrance of all bathrooms and the kitchen to allow for complete freedom of choice in their layout and design.
All remaining works which would include the installation of the electrical and hydraulic systems, the tiling and the designing and completing of the bathrooms and kitchen - should not exceed the sum of E.75,000 + IVA. An estimate for this, specified item by item x quantity x sqmts x cost can easily be provided before any commitment is made to the purchase of this property.
The house is undeniably pretty with some lovely traditional features (such as the outside staircase leading up to the first floor living room over which there is a small loggia), but it is not for everyone. Although immersed in the countryside, it is not isolated. It stands below a quiet road with two graveled roads (rarely trafficked) passing each side of the house. With some simple landscaping, hedges would provide sufficient privacy for the garden.
Ideal for a family holiday home, or for a family moving to the area permanently - the property is conveniently located for all services and has excellent access to all major motorways and a mainline train station (Rome-Florence-Milan).
