With many traditional cottage features, including beautifully tiled wood-burning stoves, wooden beams and window shutters, an old bread oven and original tiled flooring, it was sensitively refurbished in 2001 to provide a comfortable living space with modern amenities The WiFi broadband and telephone connections, satellite TV dish, burglar alarm system and modern bathrooms do nothing to detract from the great charm and character of the original.
The property comprises a plot of 1264 sq.metres, with a house, garden, orchard and outbuildings. Living accommodation, which is light and airy throughout, consists of:-
a kitchen (14.7 sq.m) opening directly off the verandah;
large sitting room with dining area (20.5 sq.m) and ceramic tiled wood-burning stove;
master bedroom (19.8 sq.m), also with ceramic tiled stove, and
its own ensuite bathroom (8 sq.m), containing a large white porcelain bath, with integrated shower, and a bathroom suite of wash hand basin with mirror, low-level w.c and matching bidet;
two further bedrooms (18.2 sq.m and 10.2 sq.m), connected by
a shower room with large enclosed circular shower cubicle and unit, also wash hand basin and w.c; and
a utility room (3.3 sq.m), with plumbed-in washing machine, hot water tank, slatted shelving and an overhead pulley for laundry.
The house was completely re-roofed in 2013 and damp-proofing insulation work carrying a 25-year guarantee was undertaken by the Aquapol company last year. There is an independent water supply from the garden well and a separate garage; a garden shed and large woodshed complete the outbuildings. The living area comprises around 100 sq metres in toto and the outbuildings a further 57 sq metres: verandah (22 sq m), closed garage (13 sq m), garden shed for storage (7 sq m) and slatted, covered woodshed (15 sq m).
There is ample storage space above the garage, in the outdoor sheds and in the attic, which also presents scope for possible conversion of part of it into additional living space. All windows in the house are double glazed and there are ample electric sockets throughout, including in the garage and the shed.
The soil is exceptionally fertile, permitting excellent fruit and vegetable cultivation. Many varieties of fruit tree - apple, pear, apricot, cherry and morello cherry, plum, quince and nectarine - are to be found in the mature, well-maintained orchard beyond the garden, which has its own fig tree as well as trailing vines along the fence. There is also a thriving vegetable plot and a spreading walnut tree to provide shade for afternoon siestas.
Szentendre Island lies in the middle of the River Danube, stretching north from Budapest to the Danube Bend, and has a history of settlement by the Romans, the Huns and the Magyars, the latter arriving at the end of the 9th century. Pocsmegyer is the smallest of its four original villages, and much of the population still makes its livelihood from farming. But, despite its quiet and tranquil location, transport links are good, and improvements in local road systems - most notably the recently completed M0 Budapest Ring Road - have enabled increasing numbers of professional families to make the island their home and commute daily to work in Budapest. Access to the island is by road bridge from Tahitotfalu, to the south, and by a large car ferry from Vac, on the northern bank of the river, as well as by several smaller car and passenger ferries serving individual settlements. There is a good local bus service and the main international railway line passes through Vac, while the beautiful old town of Szentendre nearby, a traditional artists' centre, is connected to Budapest by an efficient suburban train service. Both Budapest city centre and Franz Liszt International Airport are only one hour's drive away.
