LOCATION

Pissouri comprises two distinct districts: The village, which is high on a hill, and the bay area which is in the valley leading down to the Blue Flag Pissouri Beach. Villa Berengaria is located in the bay area in the small and friendly community of Klimataria. It is within 10 minutes walk of the beach area which offers local shops, a bank with ATM, restaurants and traditional Cypriot tavernas.
The sister community of Ampelohori offers the large Ampeli community pool, membership of which is available to the owners of Villa Berengaria at a cost far less than that of maintaining a privately owned pool.
Pissouri is about 30 minutes from Paphos airport and just over an hour from Larnaca airport. The area is also ideally located to explore the wonderful island of Cyprus.

VILLA DETAILS

Sitting Room The front door opens from a covered porch into a spacious hall and sitting room. Access is provided to the separate kitchen/dining room, to a downstairs cloakroom, through French windows to a covered patio, and stairs to the upper floor. The sitting room is comfortably furnished providing seating for up to six people. There is a television with satellite decoder and DVD player. There is also a stereo system. The ceiling fan is most welcome in the warmer months whilst an open fire could be used in the few cooler ones.

Covered Patio Accessible through French doors, the covered patio can be used as an extension to the sitting room. An attractive arch leads into the rear garden.

Cloakroom The downstairs cloakroom, in addition to providing space for outdoor clothing, includes a wash basin, toilet and walk-in shower.

Kitchen/Dining Room The kitchen/dining room is sufficiently roomy to include a table with up to six chairs. The kitchen is comprehensively equipped with fridge/freezer, microwave oven, cooker with gas hob and electric oven, and a washing machine. Included are a multitude of crockery, cutlery, pots, pans and utensils. The installed cooker hood vents to the outside.
From the kitchen, the rear door opens onto a further covered patio which is ideal for eating al fresco meals.

Landing On the first floor landing there is a large lockable cupboard over the stairs. The landing provides access to the two bedrooms, to the family bathroom, and to the upstairs veranda.

Bedroom 1 Bedroom 1 features a vaulted ceiling and French windows (with shutters) to the front balcony and to the veranda. The room is furnished with a king size bed and fitted wardrobes (the top section can be locked). A air conditioner cools the room in summer and heats in winter.

Bedroom 2 Bedroom 2 has shuttered windows to the front and side and is furnished with two single beds. It also has a fitted wardrobe and an air conditioner.

Family Bathroom The well-proportioned bathroom has a washbasin, toilet and bath with shower over. There is storage under the wash basin and also in a fitted cupboard next to the bath.

Veranda The Veranda is accessible from the landing and from Bedroom 1. It is covered, offering welcome shade and is made even more comfortable by the presence of a wall fan. The villa is provided with solar water heating, with an electric immersion for those few days when the sun doesn't shine

Exterior There is ample car parking to the front and side of the property. The property is surrounded with hibiscus hedging. There are lemon and orange trees providing fruit with oleander, jasmine and bougainvillea providing colour. The rear courtyard garden is fully enclosed enhancing security. Outside there is a lockable store in which to keep gardening and DIY materials. This store along with the landing cupboard and main bedroom cupboard mean that private possessions can be secured should a future owner wish to operate the property as a holiday let.
