Located in the Tarn et Garonne commune of Ginals, this property is 13km from Najac, 14km from Parisot, and 20km from Saint-Antonin-Noble-Val. Villefranche de Rouergue, the bastide town, is just 24km to the east.
Toulouse international airport ( BA and Easyjet) is 113km and Rodez ( Ryanair) is 86km.

Situated to the north of Najac, on the vast limestone plateau stretching north into the Lot, this property has been constructed over the centuries from local stone, and topped with slate roofng. The current owner has lovingly restored these buildings, in some cases replacing all the timbers and slates, to restore them to their original state. The result is a group of buildings which integrate perfectly into the surrounding countryside.

The House.

Bedroom 1, 4m x 3.1m, with a 3m x 2m timber mezzanine area, wood floor, triple aspect, niche shelving, step down to Bedroom 2, 4.8m x 3.1m, mansarded, with windows to three sides, and a glazed door lesding out to an external stone staircase.

Second floor.
The second floor, 8.6m x 2.8m (width at floor level is 3.8m) has a part mezzanined walkway separating two areas, each approximately 2.8m x 2.5m. One is currently used as an occasional bedroom, the other features a large, imposing built in antique wardrobe.

Attached to the front side of the house is a stone and slate outbuilding, 2.5m x 2.5m, with a stone floor, and currently used for storage and the refrigerator.

Opposite the house, and backing onto the lane, is a stone barn, 6.9m x 4.5m, with totally renewed roof area. Two large arched openings to the front. The barn is over two levels. The floor is stone and rock. The upper level has two dormer windows.

Stone Gite, 5.2m x 3.8m, arched, glazed entrance, paved stone floor, exposed stone walls, cantou fireplace, original stone sink (still in use), stairs to upper floor, glazed door to rear courtyard.
Upper level 6m x 3.7m,, plumbing in place for W.C and shower. Needs a separate fosse septique.

Adjacent to the gite is an open fronted stone barn, 7m x 4.3m, new roof, part stone, part earth floor.
The land totals approximately 4000m2 and is divided in places by low dry stone walls which also form the boundary to the entire property. There is a large potager (vegetable garden) and a restored old stone bread oven.
The property also comes with various parcels of woodland not attached to the the corps de ferme.
