This manor house is known to have been built in the 13th century. It is to the west of Lucca and 250 metres above sea level and so enjoys a wonderful climate.  Its vineyard, although currently not used, is very close to the Greo vineyard which makes superb Lucchese wine.  

This manor house is known to have been built in the 13th century but it may even be as old as the church in Pieve Santa Stefano which is 1000 years old.  It is within close walking distance of two great restaurants and two others a little further away.  It is to the west of Lucca and 250 meters above sea level and so enjoys a wonderful climate.  Its vineyard, although currently not used, is very close to the Greo vineyard which makes superb Lucchese wine.  The villa is also apparently mentioned by Dante in his 23rd canto.
Overall the villa is light, with large rooms and high ceilings, completely south facing.
The ground floor is an independent apartment with a summer kitchen, bathroom, attractive large lounge and a bedroom which is currently used as an artist's studio and it has an original fireplace. This floor has completely new wiring. The beams have been waxed which is an excellent choice as it protects them. The original internal shutters are also still present. This apartment is heated by GPL central heating.
Up the original terracotta stairs, one arrives at the 'piano nobile'.  This has lovely large windows, original features, wonderful terracotta floors and beams. This floor can be heated with a wood burning stove that sends heat around the radiators or with GPL. The living area is large with a fireplace and flows into the eat-in kitchen. This kitchen then leads out to a delightful terrace and parking area making a practical entrance with the shopping.  There is a study off this living area which has a bathroom as it used to be a bedroom if a 6th bedroom is required.
Behind the kitchen is a snug winter living room with a traditional fireplace with a large wood-burning stove. There is an exit into the garden from this room at this level. The actual kitchen was put in in 2007, it is made to measure, good-quality and it will be staying.
Up to the second floor, here there are the bedrooms that are used as bedrooms, there are four of them at the moment, each with their own bathroom.  There is an attractive split level guest bedroom, two more sizeable bedrooms and then the master bedroom. The master bedroom has a walk-in closet as well as an en-suite bathroom.
The roof was relined in 2008 with waterproof felt and 4 cm of insulation. There is a septic system which only has to be emptied every two years despite having a large family living in the house.
The family have been very happy in this house but are moving into the city, the property is ideal for a full-time residence or a holiday home as it has a beautifully positioned 12 x 5.5m swimming pool with a new liner that overlooks the plain of Lucca.
The property is completely fenced and gated as the owners have dogs. There is a chapel just outside the gate that belongs to the property and used to be an artist's studio. It has full electrics and is flooded with light.
This area called Pieve Santo Stefano is considered one of the most prestigious areas outside the suburbs of Lucca and seems completely immersed in the countryside and yet is very close to the city.  It is named after the thousand-year-old church, and the beautiful road leading up to the villa only has secluded properties along it.  Anyone wishing to, can be at the closest supermarket in five minutes and yet enjoy the peace of the olive groves and vineyards.
