Private but located alongside an extremely quiet Tarmac road, the property was modernised approximately 14 years ago and is welcoming and full of character.Wooden gates open onto the gravel drive which sweeps up towards the house and to the annex beyond. The easy staircase, with soft cream white travertine marble treads and a metal hand rail, leads up to central sitting room with an enormous open fireplace and access to the garden by means of the original external 'loggia'. This space, like many of its kind, was originally the kitchen which explains the presence of the lovely old stone sink that is tucked under one of the windows. Leading off from this room are three light filled corner bedrooms; one of which has an ensuite bathroom, as well as a fourth bedroom with an elevated sleeping platform. In addition there are two further bathrooms; one with a free standing tub and one with a shower. On this level the floors are particulary attractive being of polished terracotta tiles.The wooden windows are well made and all have flat wooden shutters as do the external doors which also have pretty metal grills. The annex, which sits behind the main house, contains a two bedroom apartment and has a garage on the ground floor. The pool is in a panoramic position and the surrounding views are beautiful.There is an olive grove with nearly 40 trees which last year produced 150 litres of oil from 1,500 kilos of olives.This quite imposing property straddles the border between Umbria and Tuscany and interestingly the pool is in Umbria and the house itself in Tuscany!

Location

Cortona is the Tuscan hill town made famous by Francis Mayes in her book Under the Tuscan Sun. Surrounded by 3,000 year old Etruscan walls, much of this history of the town is maintained through the varied architecture. With beautiful views over the Val di Chiana and towards lake Trasimeno, Cortona is an attractive place to spend some time. Worth visiting are the Church of the Madonna del Calcinaio painted by Francesco di Giorgio Martini, (1485-1513), the Palazzo Comunale and Palazzo Casali which house the Museo dell'Accademia Etrusca, and the Museo Diocesano with works by Signorelli, Beato Angelico, Sassetta, Lorenzetti, etc.
