Located in the Panaccio contrada or district of Arpino, only five minutes drive from the centre of town, this large, beautifully restored country house was built in the 1800's for a noble family.

With over 14,000 square meters of picturesque gardens, olive groves, a vineyard and farmland, this home enjoys an elevation of some 570 metres ensuring spectacular views over the ancient medieval hilltop town of Arpino to the mountain ranges beyond.

Both the house and property are in exceptional condition and have been very well maintained and extensively customised by the present owner - a perfectionist. While there is still scope to update and personalise the main house, there are many thoughtful and practical features already provided, Both the property and grounds are in exceptional condition and available for immediate occupancy. The main home is a 2 storied rendered stone house with stone-bordered door and window frames and a grand external stone staircase rising up from the left hand side of the house. Porticos and balconies extend around the home on both floors and can be accessed from every room. Each floor of the home is approx 130 sq meters.

Entry is through the splendid arched main doorway into a very large room - a salon/ dining room with a stunning wood-burning fireplace. There is also a modern heating system in place. A unique feature of the large dining room/ salon is the original wood-fired bread oven located in the rear wall. Still operational today, it is accessed from the external back of the home, where there is a dedicated wood storage room.

The layout of the upper floor is similar to the ground floor; however it has been changed over the years to accommodate the current family's needs.

The main large room on the upper floor, the salon, is a grand size and features a small, beautiful curved room at the rear, entered through double antique wood doors; this room was originally the private chapel of the noble family who built the property. What was once the confessional area has been fitted with a small spiral staircase to the ground level.

As is the case with many old homes in Italy, the current family has lowered the ceiling of this grand room, concealing the original high domed ceiling. Removal of the false gyprock ceiling, which can be easily achieved, would return this room to its original splendour.

The three rooms leading from the right hand side of the upper floor salon have been configured as an independent living suite for an elderly grandmother of the present owners and presently comprise a kitchenette/dining room a bedroom and an en-suite bathroom. The kitchenette/dining room could be reconfigured to become a TV room or a study or a private sitting room for a master bedroom suite. To the left side of the salon are two further bedrooms, the rear with its own bathroom and dressing room. Splendid built-in wooden cupboards provide excellent storage, and all rooms have access to the surrounding balcony via French doors.



Entertainment spaces abound, including a magnificent terrace on a grand scale - over 100 square meters, close to the main house and positioned to capture the already incredible views. The 'aia house' - is the original wine cellar located on the aia (the old stone and terracotta threshing circle whose inset date stone attests to a build date of 1868). Built from stone it maintains a perfect temperature for both the making and storing of wine. A second storey addition has recently been added, lovingly referred to by the family as the "trattoria". It has an attractive full sized open-plan kitchen and a beautiful dining area, the latter set in front of the huge picture window to optimize enjoyment of the fantastic views across the valley to the mountains.
