You will find Villa Moravia at the foot of the Abruzzi mountains, looking up at the magnificent Abbey of Monte Cassino which is silhouetted high in the distance in a commanding position overlooking the valley. Villa Moravia is a charming four bedroom, two bathroom villa, built around 1975 and completely renovated in 2002 by the present owners who have been using it as a holiday home. It is in an excellent state of repair and a purchaser could move in and enjoy its facilities without further work.

The villa has three levels, each of 120 sq.mt. with a Roman cotta tiled outside covered entertaining area extending the living space by a further 100 sq.mt. The attractive garden of 2,270 sq.mt. includes an olive grove.

As you enter the ground (first) floor of the villa, before you is a large, well-finished, open-plan living room / dining room. Double arches delineate the various areas while retaining a sense of style and space.

To your left is a beautiful large fitted kitchen with wood-fronted cupbords and a family dining area. A most attractive feature of the kitchen is the 'Termocamino' (wood-burning stove), which, as well as being decorative, also provides an alternative form of central heating that can be used either on a stand-alone basis or in conjunction with the town gas powered central heating.

At the back of the villa on this floor is a guest toilet and shower room and a fully tiled laundry with a door leading into the garden.

A feature tiled staircase with wooden handrail and useful understairs storage cupboards leads to the upper floor, where a corridor runs the length of the house opening on to a balcony with views of Monte Cassino and the Liri Valley. Opening off this corridor are three double bedrooms, one single bedroom and a tastefully decorated bathroom and shower room. One of the double bedrooms also opens on to the same balcony as leads off the corridor. The new wardrobes in these rooms are also included in the sale price.

In the basement of this home you will find a large garage and cellar with a separate drive and entrance, but with both external access and internal access directly into the villa. The garage leads into a large basement recreation room, which could be converted into further accommodation or a study, should you so wish. There is ample space for guest parking.

The house was completely rewired in 2002 when a new central heating system using L.P.G. Gas was installed, together with the Termocamino in the kitchen. All windows are double-glazed and have insect screens and external shutters. The house has been wired to facilitate an alarm system being installed and all exterior doors are 'porta blindate' or steel security with appropriate security locks. These latter features have been added to facilitate the property being used as a holiday home and therefore being locked up and left vacant for a period of some months.

The home enjoys a magnificent garden bordered by bay leaf hedges and stocked with pomegranate, cherry, apple, apricot, fig, lemon, mandarin, orange and grapefruit trees and a variety of mature shrubs. An archway of jasmine leads from the garden/lawn area to a small olive grove of around thirty trees, allowing you to make your own olive oil. And the Roman cotta tiled terrace with its canopy roof is perfect for al fresco dining.

The garden is fully serviced by an irrigation system which is available from April until September. A sprinkler system has also been installed and is fully automatic.

There is ample space in the garden for the installation of an outdoor pool and modernised outside toilet facilities are already in place.

In summer, half an hour's drive brings you to the coast and the charming resort towns of Sperlonga, Gaeta and Formia, while in winter there is skiing at Pescasseroli, less than an hour and a half's drive away.
