A short drive up into the hills from the Arpino centre, brings you to the lovely rural suburb or 'contrada' of Arpino called "Parata" where Villa Sant'Angelo is situated on a large block of land. The 3,600 sq. mt. garden is pleasant with large flower beds and trees but there is scope for further landscaping. There is space for a large swimming pool and cabana, an entertaining area with BBQ, and/or a tennis court should you wish one, and a vegetable garden.
The 210 sq.mt. house itself (identified by an arrow in the photographs) is set well back from the road, ensuring privacy, and is accessed from a surfaced driveway. The house is secluded but not isolated. An attractive and very roomy modern house, it could easily be lived in immediately, but would benefit from a little rejuvenating remodeling.
The home is currently set up as two apartments. As the upper and lower floors have independent services, this house could easily be shared by two families; alternatively the house can be used as one spacious home. As all the home's furniture is included in this sale, this could be a wonderful, stress free choice for a holiday home!
The home's entrance brings you directly into what is currently used as a study. Leading on from this room is a large, dine-in kitchen and also an enclosed staircase, with plenty of storage underneath. The kitchen / dining room is in good repair, and features an efficient enclosed fireplace, as well as built-in gas heaters.
From here a short hallway brings you to the first spacious double bedroom with doors that lead directly into the garden. Next door is a dated but functional bathroom. Also, a large internal garage, big enough for two cars. The possibility exists here to open up the wall between the kitchen/ dining room and the garage and re-purpose the garage, making a wonderful, huge family room. There would be ample space to erect a new garage.
The marble staircase has a very attractive wrought-iron balustrade and arrives on a hallway landing from which all the upstairs rooms lead. There are four very large double rooms on this level, all with feature windows and doors with shutters leading to balconies. All have wonderful views. Currently, the owners use two of the rooms as bedrooms, one as a large kitchen with a built-in fireplace, and one as a combined living room / dining room. The upstairs bathroom is a good size and in good condition.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
