Part of an old palazzo dating from the 1700's, this small, elegant ground floor apartment of approximately 50 sq mtrs is located in the "Colle" district of Arpino's historic town centre.
With many lovely old architectural features intact, including antique tiled floors, wooden doors and very high ceilings, as well as a convenient location close to Arpino's main piazza, this apartment would make a fantastic 'pied-à-terre'. The living room, bedroom and kitchen windows enjoy a magnificent view over the historic hilltop town of Arpino and the whole apartment is very light and bright.
Enter through the original grand door of the palazzo into a handsome shared hallway, then directly into this apartment's combined living and dining room. The spacious room to the immediate left is the bedroom, with a bathroom leading off it, but the very high ceilings mean that a mezzanine level could be built in, if a second small loft bedroom were required, perhaps for a child. There is ample space in the bedroom to install a washing machine and tumble drier concealed by built-in cabinetry and plumbed through into the bathroom.
To the right of the living room is a small light-filled room that was once the palazzo's private chapel; this is intended to become a kitchenette.
Storage space is provided as a share of the cellars of the palazzo. And there is adjacent free public car parking.
Structural repair and restoration work in the apartment has recently been carried out by the owner, so the apartment is in impeccable condition. This work included the installation of new electrical and heating systems, modernisation of the bathroom, repainting of the walls and the laying of new tiling in the bathroom and bedroom.
The small kitchenette will not be fitted-out prior to sale but does have plumbing and wiring installed.
The furnishings in the apartment are available for purchase by separate arrangement.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes. ¿¿
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
