The estate is situated in the historical centre of Monteleone d'Orvieto, nearby one of the smallest theatre of Italy. The quaint medieval hamlet located between Umbria e Toscana, is easily reachable in 5 minutes by car from the A1 motorway and the railway station at Fabro. Within a radius of few kilometres there are all the most characteristic historical centres of Umbria. It is extremely close to the picturesque town of Città della Pieve and Orvieto, renowned all around the world for its buildings and good wine, to the spas of San Casciano dei Bagni and Chianciano, which are only 20/30 minutes away by car and Perugia, which is about 30/40 minutes far.

This detached house of 160 square metres is on three floors, and includes a garage, cellar and a cavern on the basement level. Externally the building was completely restored few years ago and its stone and brick walls are therefore in great condition. The roof was completely remade in 1995. Internally the property had several renovations between 1980 and 2000. It is currently habitable, but is in need of improvement as most of the decoration is from the '80s and the spaces could be used in a better way.

State of repair
The apartment partly ready to be inhabited, but needs some improvement regarding the decor and the space distribution. The pipes are all in working order. Floors are in the typical '80s majolica or in terracotta. Internal window frames are in aluminium with double glazing, while the shutters, all in perfect condition, are wooden.

The house is supplied with all the main utilities that are available in the town, such as public waterworks, the Enel substation supplying the electricity, the telephone service, and the autonomous natural gas heating system, with radiators in each room of the first and ground floors. The second floor has all the pipework but needs the radiators.

Land registry details:
The building was built before the 1967 and then renovated with appropriate licences and permits. The property is legally registered at the NCEU in the town of Monteleone d'Orvieto
