Located only a short drive from the pretty Tuscan hill-top town of Monterchi, home to Piero Della Francesca's Madonna Del Parto, this Tuscan farmhouse with a traditional loggia is built from stone and spans over three floors. The left hand part of the building is the remaining stub of a 1000 year old fortified watchtower and the rest of the building was made from the materials released when the upper part of the tower was removed in around 1400. Casa Castagna then became very much the Casa Padronale, or manor house, with its well and bread oven serving the surrounding hamlet of Fonaco.

Access to the main body of the house is by means of the original loggia (external staircase) which is just large enough on which to dine. The front door opens directly into the kitchen with stone fireplace and custom-made chestnut wood units with marble counter-tops. The open plan living area measures approximately 50 square metres and comprises both a sitting room with wood burning stove and a formal dining area; also with fireplace. There is a large family bathroom on this same floor. The kitchen, living and dining areas have traditional ceilings with exposed wooden beams and terracotta tiles. Wide stairs lead to the top floor where there are three bedrooms (two of which are corner bedrooms with two windows each) and a small area used as a study/office. There is also a large landing with fitted cupboards. Though the top floor rooms have flat ceilings (meaning that they are lighter and brighter) the bedrooms have traditional terracotta floors.

The separate ground floor apartment contains a kitchen with a bedroom above, a sitting room, a bathroom, a second bedroom/sitting room with a corner fireplace and a large utility/laundry room. All of the ground floor rooms have access to the garden and the kitchen opens onto a large paved wrap-around terrace that is perfect for outside dining. There is also a fully functioning traditional bread oven located under the loggia.

All windows throughout the property have shutters and are double-glazed.The easy care garden measures approximately 300 square metres and is completely fenced and gated and the high, mature hedge provides privacy and renders the property both child and animal friendly. The rear of the property is attached to another dwelling.

Access to the property is via a quiet paved road that peters out a little further along; the only people who use the road are property owners, their visitors or people who have taken a wrong turning. There are other well-maintained houses nearby but their proximity provides a secure atmosphere without overlooking Casa Castagna or compromising its privacy in any way.
