Boasting the most beautiful terrace garden courtyard in the historic centre of Arpino, with stunning views extending over the old town and also to the countryside and mountains beyond, 'Villa Rosa' would make a fine home, or with some reconfiguration, even two to three independent apartments.
Built in the 1800's and reasonably maintained through the years, Villa Rosanna is located in the Civita Falconara 'contrada' of Arpino's historic and beautiful town centre. Only a moments walk from the main piazza, where you can easily find bars, cafes and shops, this house also offers a much sought after lock up garage, which has its own direct access into the courtyard and to the lower cellar level.
The house was constructed to take full advantage of the rocky hill the ancient town of Arpino was built upon. This means that each floor of the house may be directly & independantly accessed from street level. As there are no other dwellings in front of this home, each level of the house and the terrace garden enjoy breathtaking views back over the old town and across the picturesque valleys that are so dramatically surrounded with mountains.
Villa Rosanna occupies 3 floors of the original house. The upper two providing ample living space, while the lower level is currently a vast cantina or cellar. The cellar is plumbed with water and
has electricity. It has town-gas central heating, air-conditioning and a working fireplace.
**A recent extensive structural engineer's report was commissioned for this home - and is available by request. By law this report must be attached to the sale of this home.
Various structural works will need to be completed on the upper floors of this property (not presently offered for sale) and also on the lower living floors. A copy of this report is available for interested parties.
The house's main entry door leads from the street directly into a spacious entrance room, from where all the other areas of the house are accessed.
This floor is currently configured to offer an entrance hallway, a spacious office & study, a large sitting room, two good sized bedrooms and a full bathroom. French windows with shutter, provide ample light and sensational views from each room.
From the entrance hall a beautiful marble staircase leads down to the lower ground floor. This floor also has its own private entrance and may also be directly accessed from a side street.
The kitchen conveniently opens directly onto the stunning terrace garden, ensuring easy summer entertaining. The kitchen would benefit from an update and there is the possibility of extending into the adjoining room should you desire. Doing this would provide you with a wonderful large kitchen space.
This level of the home also offers a good sized study, also with garden access, a dining room, living room and master bedroom with a full ensuite. The same breathtaking views are afforded from the large windows in each room.
The staircase then continues down to the huge cellar space. While these cellars are not currently in use, they have running water and electricity. The large, full height windows stretching across their front, along with the towering ceilings, mean this level might one day become another fabulous living floor. This cellar level also features its own private entrance and direct access to the lock up garage.
Because each level of the home has its own access, there is the possibility of creating independent apartments.
Alternatively, you might elect to have all the bedrooms upstairs, giving you a possible 4 bedrooms, while retaining the lower level as a living floor. At an earlier stage this was most likely the configuration of Villa Rosa. Removal of the two false walls (pictured above) would see this whole floor opened up.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
