This is a renovated three bedroom town house on the edge of the popular tourist town of Esperaza which is famous for its Sunday market. The house faces south and the lawned garden (680m²) is large for a house of this type. There are very good views across to the distant mountains and Rennes les Chateau can be seen overlooking the town.

It is only two or three minutes walk to the centre of town despite the houses very quiet location on a little dead end lane which leads out of the town. There is parking at the house for as many cars as you wish and you could park a camper van or caravan (sadly) at the house if you really must have one of the blasted things.

You enter the house into the new dining/kitchen (11m²) which has new white units and built in dishwasher, ceramic hob and overhead extractor. There is a double sink and space for a breakfast table. The kitchen is ideally situated in the house as you the have the outside sun terrace to one side for al fresco dining and the lounge/diner on the other so it is perfect for serving food to either location. To the side of the kitchen is a large walk-in pantry/store room which very easily could have the dividing, non supporting wall, taken out to virtually double the size of the kitchen. Having said that it is nice to have the pantry as a separate entity and it works very well as it is.

The lounge/diner itself (20m²) along with all the downstairs floors is nicely tiled and filled with light from the large double glazed windows. There are quite good views even from this lower level of the house which is unusual. At present the lounge has a top end newly installed wood burner which cost almost 6.000 €. It is not included in the sale but can be purchased for 2.000 €.

There is a separate downstairs wc, which has been newly installed and is tiled nicely.

Reconstituted stone stairs which are very hard wearing and easy to clean lead up the first floor. Here you have a modern shower room with a multi jet high pressure shower and hand basin along with electric heated towel rail. Be aware that there is no wc at present in that room but it would be a fairly simple affair to install one as there is plenty of space for one.

There are three double bedrooms (14m², 11m² and 12m²) all with nice views.

In the garden is a stone built store house (size not to hand but about 13m²) which has a tiled roof. The drive is concrete as is the car parking area. The old metal gates (not particularly jolly looking) at the end of the drive are connected up to a remote control electric opening system. The whole garden is fenced and secure for children or animals and there is a separate pedestrian access at the town side of the property to make walking into town an easy affair.

So to sum up, this is a well built, detached three bedroomed house on the very edge of Esperaza. The gardens are lovely and quiet easy maintenance and despite its quiet location it is only a short stroll to the town centre, the Sunday market and the market place and all the shops, restaurants and services that Esperaza is famous for.

The town of Esperaza is famous for its Sunday market which is held in the two adjoining market places. There is an excellent range of shops (including a really outstanding Boulangerie), health services, bars, restaurants and a good school. There is a direct railway link to Carcassonne (and its airport) and in the other direction the market town of Quillan. The coast is about an 1 hour 30 minutes away (don't listen to other, less honest estate agents who try to tell you it is 'less than an hour'!). More importantly, however, this is an area of outstanding natural beauty and Esperaza is set on the wonderful and very pretty river Aude (from which this department of France gains its name). The town is high above the river so there is no danger of flooding before you ask!

This area is a mecca for tourists and both walking and cycling are popular here (the famous Tour de France passes here most years). You have several white water rafting companies who can give you a fantastic experience and, of course, the world famous Rennes les Chateau and the world heritage site of La Cite at Carcassonne are close by (Rennes is less than ten minutes away). Nearby you have all of the famous Cathar chateaux (if you have not visited any of them try to do so as they are amazing places).

Location wise for national and international transport links this area is well served. Carcassonne airport with its cheap (and yes, slightly nasty!) Ryanair service to several European airports is about 35 - 40 minutes away. Toulouse International is about an hour and 20 minutes. There is also a tgv railway station at Carcassonne.
