On the island of San Pietro in Sardinia, near the town of Carloforte counted among "Italy's most beautiful towns" and in the natural oasis of Vivagna Puntanera, splendid villa 600 meters from the sea. The property, measuring 200 square meters on two levels, is surrounded by a terrace overlooking a garden of 5500 square meters, adorned with dunes with maquis, hibiscus plants, bougainvillea and lantana. Located 5km from Carloforte, the property is named "House of Capers" after the same plant flourishing there_ its delicate pinkish-white flowers open at dusk embellishing the boundary walls. There are two entrances_ the main gate is on the road to the beaches, a few hundred meters from Puntanera beach, the other overlooking the Vivagna pond. From there you will reach in a few steps the Guidi rocks, rich with natural pools. Entering the property, on the right you will find a large lawn with palm trees and bougainville, to the left a small orchard and a vegetable garden. The villa’s main entrance is through the terrace, where an external living area is set. Inside, on the first level, there are a living room with fireplace designed by Focus and a large kitchen fully furnished. A system of heat convectors allows heating and air-conditioning in all internal areas. From the kitchen door that goes out onto the terrace, we reach a studio/bedroom overlooking the meadow, with bathroom and air-conditioning as well. Lastly, on the first level there are an access room and a guest bathroom. All the walls are decorated with wax painting. A wood and steel design staircase leads to the second level where there are two suites, each with bathroom. The master bedroom, with marble bathroom and a large walk-in closet, opens onto an Iroko terrace. The entire structure, made of Iroko wood and with a stone floor, overlooks the garden. Crossing the lawn and behind the dunes we find the L-shaped pool made by Castiglione, equipped with a recirculation tank. The pool is 12.5 meters long and 6 meters wide and its disinfection is set through bitumide, i.e. without chlorine_ avoiding chlorine fumes and any related discomfort. From the pool we gain access to the Zen garden with gravel bottom and succulents plants around large Sardinian stones, a truly spectacular view. Next to it, a stone and wood canopy covers a 26 sqm area, a relaxing outdoor space immersed in an atmosphere of peace. A desalination plant provides the water needs for the house and garden. Furthermore, there is a gas boiler able to sustain hot water usage at the same time in different bathrooms. The house is also Wi-Fi equipped, with an external repeater to amplify the signal outdoor. Two deposits are located under the terrace around the house.
