In the historic centre of the ancient hilltop town of Arpino, Villa Giardini really is a splendid secret, waiting to be discovered.
Located in the old Colle contrada of Arpino, the house and its extensive gardens are completely private and very special. We've visited many of Arpino's beautiful homes, but this Villa completely took us by surprise. Both the home and the garden need work to bring them back to what they should be, but Villa Giardini has all the makings of what will become a very special and unique home.
THE VILLA - 'Streamline Moderne Art Deco'
Built in 1937 on the site of a very old wool mill, long since vanished, Villa Giardini was built in the style of the day - 'Streamline Moderne Art Deco', which favoured stripping back the ornate elements of Art Deco in order to achieve a more modern aerodynamic and nautical look.
Not surprisingly, this style translates very well into today's modern style of living.
There is a long balcony running across the length of both floors, which can be accessed from most rooms in the house. In the centre of the upper floor balcony there is a large 'room sized' space, which is protected from the sun and rain. A perfect area to create a relaxing outdoor area.
The main entrance door to the home is situated in the front centre of the home. It leads into an entry hall and to the beautiful Carrera marble staircase to the upper floor.
To the right of the entry hall is the current living room. To the left of the entry hall is a small guest bathroom and the other living area of the main house. The kitchen is located to the rear and has double doors for very easy access to a paved terrace area, which might become a very useful BBQ area.
The dining room is located directly in front of the kitchen and also features double french doors that provide access the home's long ground floor balcony.
Upstairs there are two light filled double bedrooms, both with french doors that lead on to the upper balcony. A smaller single bedroom is located behind the master bedroom, and might possibly become a lovely private ensuite. There is a full sized bathroom to the rear of the single bedroom.
The marble stairs then continue up to the the rooftop terrace. The terrace is sealed and has railing in the classic Streamline Moderne style, and only awaits your choice of tiles to complete this fabulous entertaining area.
THE GUEST WING
To the side of the main house there is an independent guest wing. The two structures (the house and guest wing) together form a right angle around a beautiful and spacious paved courtyard area.
This central courtyard would likely become the main entertaining area for family and friends on long summer nights.
The guest wing features two very large bedrooms, separated by a shared bathroom between them. Both rooms are light and airy, with their own french doors and shutters that lead out to the shared balcony and then on to the central paved courtyard.
Beyond the two large bedrooms are another 2 smaller rooms that are currently used as storage rooms.
The vast cellars that run continuously under the main villa and guest wing can be accessed directly from inside the main house, from a door conveniently located next to the kitchen. Stairs lead down into a series of cellar rooms that have obviously been used for wine-making. There are large doors to the street that might even provide another place for car parking.
Located to the rear of the house, the lock up garage provides good access to the kitchen entrance of the home.
1700 square meters of gardens, with mature trees including apples, figs, cachi/ persimmons, hazelnuts, walnuts, quinces and olives.
The gardens are mostly landscaped, with a central path running down through the middle, which branches off to reach many separate 'garden rooms'. Both the main path and the smaller paths feature original old iron supports, which are covered with a canopy of mature grape vines. An extremely romantic setting. There is ample space for a swimming pool, tennis courts and anything else you desire.
THE VINE COVERED PERGOLA
The long romantic path through the garden eventually leads you to a wonderful paved pergola area at the front of the property. Covered with vines, this pergola area would be a sensational place to enjoy evening cocktails, or provide you with a shady place to relax in during long summer days. There is a fantastic view of Arpino's historic town centre, as well as the surrounding countryside edged with grand mountains.
THE SECRET GARDEN
Running under the pergola area is a very old path, a secret passage really, which dates back to medieval times. Beautifully constructed with stone, it leads to a wonderful peaceful area - A secret garden!! Completely private this garden features beautiful old olive trees and is edged with the stunning architectural remains of the old wool mill.
THE STABLES & WOOD STORAGE ROOM
To the front of the garden are the original stables and the covered wood storage area. If you have no need of the stables today, you might consider turning this area into an outdoor kitchen that could service the fabulous pergola area.
The house and its extensive gardens are completely private and secure, owing to the very old, high stone walls that surround the entire property. The walls have some beautiful antique doors at various points which enable direct access to the surrounding streets.
SEPARATE STONE BUILDING
Should you desire more living space, a separate small stone cottage, dating back to the 1800's is also offered by the vendor. The cottage is located directly across a quiet street, and would be a perfect artist's studio or provide extra guest accommodation. **Please see photo above.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
