The open sided barn provides excellent car parking and storage space whilst around the side of the courtyard there are several store rooms and a workshop along with a Utility Room (fully tiled and set up as a Wet Room with a shower) and a stone capped well providing water for the garden.

The grounds consist primarily of a large mown paddock surrounded by trees with an above ground Swimming Pool adjacent to the barn. With the correct permissions, there is the possibility of the paddock being used as a 'camping a la ferme' as some of the necessary facilities are already in place e.g the wet room.

The hamlet lies just 4km from the village of la Rochebeaucourt-et-Argentine whilst 15 minutes drive away is the town of Villebois-Lavalette that has a supermarket. The city of Angouleme is 30 minutes away allowing easy access to the TGV rail network whilst both Bordeaux and Bergerac airports are reachable in around 90 minutes.
